LEISURE PROPERTIES AND LOCAL INLAND LAKES

More and more people are looking towards local freshwater lakes for a weekend, second or retirement home.  Why?  Partially due to the close proximity to major metropolitan areas; as well as the economic benefits of lower pricing than would be found in traditional gulf coast properties.  Even with the surplus and plummeting sales prices of available homes on the gulf coast, it still makes more sense for many buyers to consider the lower cost option of a lake home or mountain chalet.  You can often find these types of properties within a short one to three hour drive.  Many of these properties and communities are geared around the weekend or vacationing homeowner.  One such development is located in Pell City, Alabama.  Horizons on Logan Martin Lake offers homes priced from $200,000 to $600,000 for a newly built home.  With amenities such as boardwalks, boat launches and docks, an event size clubhouse with pool, fitness center and available event planning; you have a pretty good case for a low cost, low maintenance investment with maximum enjoyment.

Close proximity to additional entertainment options only adds to the value of a leisure time property.  Situated about 40 minutes from downtown Birmingham and 90 minutes from Atlanta, Horizons on Logan Martin Lake is one of those rare gems.  Still a quiet lake town, it reaps the benefits of adjoining areas that are developing with large scale attractions.  One of the newest achievements for the US Steel partnership with Daniel Corporation is The Shops of Grand River, located in Leeds, Alabama.  A short 15 minute drive from Horizons on Logan Martin Lake will bring you to this beautifully planned new outlet mall center, which is the first installment in an a grand multi level project.  Less than a few miles away, you can find The Bass Pro Shop.  A fantastic resource with a knowledgeable staff and fully stocked with offerings in anything you would need to maximize leisure time on the lake.  For those with a need for speed, you can find the historic Barber Motor Sports in Leeds.  Also just a short 15 miles to the west of Pell City, you will find the Talladega International Speedway, a nationally acclaimed and widely recognized destination for thousands of motorsports fans each year.

The most desirable lake destinations are often “diamonds in the rough”.  Pell City is a quiet and charming place, where you can still find that combination of small town local character without forsaking the most modern conveniences and entertainments.  Still experiencing an upward spiral of growth, Pell City has become a notable place to support new business, such as Publix supermarket on U.S. Highway 231 and the new St. Clair County Regional Hospital just off of Interstate 20 as well as a 300 bed VA nursing home starting construction in 2011.  The area surrounding Logan Martin Lake is well established with a population of 15,000 inside the city limits and an estimated  20,000 additional people that support local and large business.  One such large success is the Honda Plant of Alabama located a few miles away in Lincoln, Alabama.

Logan Martin Lake itself is a 17,000 acre lake which is also the Coosa River reservoir.  Nicknamed by locals “the lake of a thousand coves”, Logan Martin lake has approximately 275 miles of shore line and is anywhere from 35 to 110 feet deep.  The lake is well known for fishing, hosting many tournaments each year, as well as water skiing, knee boarding and many other water sport activities.  The affordability of homes, in addition to the convenience of its location makes for a powerful combination for those looking to invest in a leisure time property on an inland lake.

The majority of the houses for sale on the lake have been for sale 1 to 2 years, the economy will have to get better for the price to go up. I bought mine last year, it was not the best time for me to buy with the slow economy but it got me the house for $80 K less than they were asking. I also refinanced in September because the interest rates have come down to record lows so that saved me over 1% interest
