Hello! Hope all is well with everyone. My name is Joe and I'm new to the forum. I have been tooling around on logan martin for a few years now, just as a weekender. I am looking possibly at buying a spot on the water sometime in the near future. Saw a place near rivers edge marina yesterday, mobile home for about 30,000 of course on a leased lot for about $350 per month. It seemed in good shape, but I was just wondering if places like that or maybe even in the 20K range pop up very often? Not looking for all the bells and whistles. Just a comfortable spot thats descent and has a place to dock my boat...... Any advice would be greatly appreciated! Thanks alot, and I hope to meet you guys soon! Have fun and be safe! =-]

Hey Joe. Welcome to the forum. I have never owned a place on a leased lot, but I have a lot of friends that have. They all tell me the same thing.... just remember that you are buying the trailer or building and you are renting the land. Do not confuse the two and pay a premium for the land that you will end up paying again for once a month. You gotta keep em separated. I will also add this. Deep water is very important. Alabama power did not add that little dotted red line called a variance to our water level graphs for fun. We are locked in a battle for water levels. Our future looks bleak without strong support. Welcome   In responce to your question about lease lots. They do pop up often,  what you need to be aware of is the location , who ownes the park , Is it a live in park  .Some parks allow you to live year round and some dont. The up keep and class of people is more important than the mobile home.  We have one park close to my home thats looks good from the water but when you go by road its more like a meth lab.  Email me if you like and I can tell you what I lnow about the mobile home parks on the lake.
