I'm new to lake Martin and was wondering if I need a permit to replace decking on my porch.  It faces the lake. I know you need permits for docks, piers, and boathouses but not sure about the porch work. I live in the Garden District in Montgomery and we have tons of restrictions due to historic district so I am overly cautious about starting to replace my decking on the porch this fall and then find out I need a permit or worse, get fined.

APCO only rules inside the 490 line so there is no need to worry about them with the porch. If you are in Tallapoosa county you don't have to worry about inspection or permit unless the cost is over 10k and even then compliance is pretty much voluntary. If you live in a Russell development you may have strict HOA rules but I doubt that is the case or you wouldn't need to ask here. Coosa county is much like Tallapoosa. Elmore may be different. I am not familiar with what they require but several members are so if you post the area you can get more specific help if you need it.

Thanks Lifer. I'm in Tallapoosa side and not in an HOA community. Sounds like I'm good to go.

One word of caution:  If your property was once owned (as in an ex-leased lot) by Alabama Power you have restrictions on how close to the water (30'-35') you can add a structure that is attached to your house.  If you are just re-decking without changing the structure you will be fine, but if you make any structural changes inside the APCo easement zone you will need to get their approval.  FYI, all of their old lease lots are in "subdivisions" with published regulations.
