the short story is that we are ahead of last year (IMO the 2nd best year on record) by 11% and inventory is down 11%. Here's a link below to a market report as of Sept. 30 that I recorded in October. I will look at the #s again but it's still consistent with this. We are in a classic seller's market- low inventory of lots and homes and increasing sales.

Good news for seller unless you are also a buyer in the market.  So the same forces that make your sale go well also means you will be in a competitive market on the purchase side.  As for me, I am holding tight until I retire and will then look at the market and decide what to do.  Would like to get into a house with better water and view but if nothing works for me I will happily stay where I am.
