John Coley is a regular contributor to the forum and a real estate agent who specializes in lake properties. If he can't provide an appraisal for conflict of interest reasons I am certain he could point you in the right direction.  I think his screen name is "John C".

May  suggest you each hire an appraiser. If the 2 appraisals are within 10%, you average them. If the appraisals are more than 10% different, you both agree on a third. You then average all three and that''s the sale price.

im both a realtor & mortgage lender  for 44 years at lake-; if your guy is getting a mortgage --the lender must order the appraisal; one ordered by an interested party cannot be used by a mortgage company ( industry regs instituted 2008 by OBama; Dodd Frank ); that said--i would recommend : Skip Lowery ( 256-749-1972) ; Will Dean (256-496-2552) ; or Gerald Knight (334-524-6880)
