Thanks for the advice. I do that now - but the tank doesn't empty, just everything else. About 10-12 years ago I had a "physics lesson" with regard to the properties of water in its solid state and when I re-did the pipes I put them all on a grade with a drain valve at the low point. If we are not going to be up there for a while and it is cold weather season we shut off the water, open all the faucets, and open the drain valve.

As to the tank, consider that it is well insulated to begin with and that 40 gallons would have to freeze solid before anything is damaged. - and as I said earlier that hasn't happened in 15 years.

I am told that a lot of the tankless heaters are actually mounted outside the house - which would indicate that surely they must have some sort of freeze-proof protection.
