Do not know if this is still true for LM however when my Mohter sold real estate in Birmingham, once the homes selling price was over $500,000 the commission rate began to step down.

So do not know how the realtors work on LM. but just trying to give you some additional info.

With lake property as hot as it is right now, why not just list on LM website and try to sell yourself, then you save all commissions.
