I agree with the above. It is totally a supply and demand thing. I talk to current owners all of the time, and most all of them have had multiple people contact them about buying their home / lot / condo. Therefore most owners are well educated as to what the lowballers will pay. So, the odds of finding that perfect cheap fixer upper are dwindling. That being said, I also encounter a lot of owners who think their property is worth WAY more than the market has shown.
The fact is, right now, we are experiencing a sellers' market in most segments, but certainly in the "entry" level home market. My advice would be to do your research and line up your financing, so you can fire down quick when you find that special place.
