They also tend to want to live in an urban setting with decent public transit rather than a sprawling suburb that requires getting in a car to fetch a loaf of bread.  This is what is driving the multi-family boom in the Atlanta in-town areas.  Of course the developers will do what they always do...over-build and bring along another real estate bust.
