cable provider here at lake ( Troy Cable ) increasing monthly March 1 by $4.00; mortgage rates up since Jan 1= 1%; youve lost all your 4Q market gains in 3 weeks--& if mortgage retes hit 5% housing is dead; over 500,000 walked over the border in Jan so far;  but Joe says all is well & Giggles doing an outstanding job
