they finally sent me the bid package.  I can register anyone that wants to bid, since there is no buyer premium it doesn't cost you a dime to let me register you.  They will pay me a referral fee out of their side, but it's only about 25% of the normal one for an auction like this, which to me is extremely curious, given the highly specialized nature of the auction and the lack of / late nature of info they have been able to give.  Nevertheless, I am glad to help by registering people and getting them the MLS info and comparable sales that they need to bid intelligently.

The info posted by Weatherly is correct, it is not absolute. If you win the bid and Aliant thinks it's too low, they will simply say no, or, I would hope, counter offer you at a price where they want to sell.  The folks I am helping with this auction - I am trying to make sure they are clear on that point.

They will allow internet bidding.

I would add that they told me you need a $50k cashier's check to bid.  Also, in the registering process you have to state an opening bid amount. Again, this is highly curious to me. I thought the whole reason people went to auctions was to start bidding at a low price

Covenants and restrictions - despite my repeated requests, they are still unable to furnish covenants and restrictions on the development.

Re: video - thanks for the kind words!!! It is rare (maybe this is the first time?) that we get to compare ourselves with a competing video on the same property.  Theirs was a different style and topic than the 4 or 5 we made of Water's Edge, of course, but it was fun to watch.  I thikn the video company they hired has nice equipment, obviously. We laughed at the host, and joked about me hosting more sales videos like that.  I doubt it.  I have tried to talk my wife into being a video hostess like on HGTV but she refuses, I think my sales would skyrocket if she did!! One thing we thought was hilarious was all of the stock photos they dropped into the video - they are obviously not from the lake.  Like when they talked about the great fishing at the lake, they had a picture of a guy fly fishing for trout in a mountain stream somewhere out west.  Look at the trees in the background, do they grow anywhere in The South?  Too funny.  With all of the beautiful spots we have at the lake to fish, couldn't they have used a local picture? You know that local photographers (like our friend Mike) have tons of great pics they could use.  Like I said, a very nicely produced video.  I am guessing that cost them between $4k - $7k.  But wouldn't it have been nice to have 10 videos that were less fancy but more informative?  I have taught classes on internet marketing for other realtors and small businesses and my point is that it is much better to have 4 videos that are low tech yet informative than it is to have one highly polished yet lacking details.  So many small businesses owners think you have to go big and spend big money on videos to be successful at helping your customers.  Just not true.  Look at me, look at Heather's awesome boat restoration videos as proof.
