Why don't you call your County Extension Agent? He will come out and do an assessment on your conditions, soil and make recommendations for your lawn and landscape. And its free..well not exactly. You'll have to pay about $10 for a soil sample test but that's it.

Everybody is an expert in their grass but it's just conjecture for yours without a soil test. Good Luck!

PS If a lawn care company wants to put you on a program without running a soil test say thanks but no thanks. They don't know what they are doing.
