Interesting little twist to your fairy tale!  Tallapoosa County has a long policy of placing a greater value on the land and less on the improvements.  Purpose, as explained to me by County, is because it’s easier to defend lake land values, than a home, structure, etc appraisals.  Had a friend who bought his APC lease lot, and the Assessor immediately appraised the lot at 50% more than purchase price, even though APC sold it at market price…no discount.  Friend appealed and lost, and reason given was County puts extra value in land.  Also, Tall. County collects over 60% of all property taxes in the county from lakefront property!  Not about Trump, but counties can screw you just like individuals.
