boataholic is right. I think last year the Lake MLS instituted "water access" as a condition of waterfront. It used to be a yes or no answer only. It is supposed to mean that you have deeded access to a boat launch or swimming dock. Make sure it is in your deed, though. Verbal or seasonal permission is not the same thing, so be careful. In some neighborhoods a lake access clause means a boat launch, but the lot or home for sale could be several hundred yards from the water. You have to check it out on a case by case basis.

Another thing to watch for in the Lake MLS is which lake they mean when they say waterfront "yes." Several months ago we made another change to require that you specify Lake Martin, as opposed to Murphy Lake, Lake Jordan, or a private lake or pond. So if you see a lot price that looks too low for Lake Martin waterfront, be sure to check the Lake field on the MLS. It might not be Martin. Before we made this change I would often have a buyer call up to ask me about a lot, eg, that was $90k. Further investigation showed it wasn't on Martin. At least now we can specify.
