If you ask about pricing, you can not afford it, you have been screwing about pricing on this board for about 6 months now. Sounds like a champane diet on a beer budget.

Last month, one of the prominent Russell Realtors told me it probably won't be ready until next August; there have been delays in the infrastructure of the new phase.

Pricing will obviously depend on market conditions at the time, but I will guess that lots will start at about 250K...... and it will take 500K+ to get something nice.

PHASE 3 IN RIVER OAKS WILL BE ON THE RIVER RUN. GO UP RIVER UNTIL THE BRIDGE AT HWY 280 IS IN SIGHT. THE LAND ON THE RIGHT BETWEEN PHASE 2 AND PHASE 1 IS THE NEW ADDITION. THERE IS SURVEY FLAGGING ON THE LOTS. MY WIFE AND I ROAD DOWN INTO RIVER OAKS ON SUNDAY AND THE NEW ROAD IS CLEARED AND WATER LINES GOING IN. PRICES ARE 200K TO 400K. WITH A WAITING LIST.
