I have a property for sale in Jacksons Gap and am aware that this is a tough time to sell given the low water level; I have been reading about the need for prayer!!!. Is there a website/ listing that rates the realtors who have done reasonably well this year given the brutality of the market? Any help is appreciated.

I recomend John Coley of Coley Real Estate. He seems to have his finger on the pulse of the lake market.

If you really need to sell the property, bury a statue of St. Joseph upside down near the home. This has been know to result in speedy sales.

AuMartin, we had a good experience with Rhonda Jaye. She is a very capable agent and sells a lot of property. As I recall, she grew up around here so knows the area well.

Don't know Coley but agree from what I've seen him post here that he has a good grasp of the waterfront market.
I've had a couple of conversations with Carl Hobson and think he is as no nosense as a realtor can get as to what the market will bear. I wouldn't consider selling our place, but if I did (consider it) I would ask him to set a price. I do look at the MLS periodically and from observations personal, I think he must close a good # of sales.

We sold our lake home this summer without a drop of water at our dock. We have used Toni Adcock for our real estate needs and have been more than happy. Will call her again when we are ready to get back to the lake.

We bought our first lake house without any water in front. We did all our improvements held on for two years while looking for what we wanted on the lake. Our realtor in Alexander City "Bill Whatley" said you have to get o"n the lake to find what you want on the lake. We ended up selling last year for top market value. Tara Taylor" with Remax found us exactally what we wanted that had not hit the market yet. We are in love with our new place and want to die there! I want to retire there first though. Ha.
If you could wait till summer, you would be better off. no doubt! But.... if you must sell now, you should expect it to be a buyers market. Best of luck though. And.. the mary upside down in the yard seems to work as long as the prayer goes with it!

I agree completely with your recommendation of Toni Adcock. Obviously, there are many really good ones out there as you will find out from the responses to this thread. You would be hard-pressed to find a
better agent than Toni.

Everything you said is true. But John Coley is the ONLY one I have seen offer free advice and comment here on the forum. Is it self serving to him also, absolutely, but he has done research for folks on this forum and posted the the results in the past. None of the others can say that. I am sure all the others read this forum, but have never had any input, much less done free research.

I highly recommend that you check references - and not just the ones someone wilingly offers. Find out their reputation overall. In my experience, at least one of the individuals listed has had some very questionable business dealings. This forum is not the appropriate place to mention it, particularly since that person is prone to litigation. Be careful.

Thanks to all of you for very valuable recommendations. I will use your
recommendations in making the choice of a realtor.
Even though water level is a current problem, the thoughtful responses
show the spirit of folks around Lake Martin stays positive and helpful.

Hobson missed the chance to sell the property we bought two+ years ago. He was gruff on the phone and took the attitude that we needed to come see it at his convenience, preferably NOW. He wasn't the only realtor who missed the chance though. The behavior of some realtors can be odd, so if one doesn't treat you right, move on to the next one.

Go with Toni Adcock, she's been on the lake a long time and knows her stuff. She spent two full days showing us places on the lake, prevented us from buying one we had decided on buying when she found out the area in front of it could be built on and that would have blocked our view of the lake.
