Where would you live on the lake?

For me, there is a lot in the Ridge that is way out on a point and has about 500' water frontage. I'm not sure if it is still for sale, but the last time I looked, it was over $500,000. No house, just lot.

It has been stated several times on the Forum that a rule of thumb for unimproved water front property on Lake Martin is one thousand green backs per foot of water frontage. Some say that is not true and is too much??? Kansas is the only place I have seen it cheaper, and that was years ago. It is much higher in Minnesota, Virginia, New Jersey and probably most other places. Lake Martin is far superior, and we are so fortunate.

Several of the pieces of property I have seen at the Ridge have beautiful views of the big water and have deep water lots. They also have (as the name seems to state) a steep drop to the water. Lot of stairs from a cabin to the boat. Is that the case for the piece of propery you mention? My old knees just want take that abuse.

Year around water, sandy beach, great view, no close neighbors (100 yards distance at least)

I'm not sure if the lot is steep, as I have not actually been to the lot myself. I have only looked at it on a map. I would want a good place to play horseshoes, lakeside of course, so this lot may not be that great after all.

The $1000 per foot of water frontage sounds about right, most of the time. There are definitely exceptions, though. I've seen lots for sell in a development called Paces Bluff for twice that price - nearly $2000 per foot of water frontage. One lot for sale now has 81.7' of water frontage. The list price is $169,000.

My husband and I prefer the Dadeville side of the lake. Seems to be more flat lots, better prices and not as much congestion on the water or the land.
