JohnC I am not a lake martin real estate expert but the two homes you have listed for sale seem to be great buys. What is your opinion of why they have not sold?

I can answer that question.  They are not good buys and the style is not what is desired on this lake.

Parents and grand parents want a lake house where kids can play in the yard and swim. there is no yard and no where for kids to swim,learn to ski etc.

The three story thing doesn't play well for old people.  they don't want to or can't climb stairs.  They can fall down them though.

And if you spend half a million dollars you want to have boats and jet skis,  with protective boat houses.

Thank you for your feedback, your points are well taken. It just seems that the veiws and quality of construction would be worth something although the lots are only 50ft wide. There are many houses on the lake that do not offer a covered boat slip and a good swimming area since they are on big and deep water. I guess you just have to find the right buyer.

To address some concerns -

1. they will have their own docks.  Not boat lifts, sure.  But they will have docks.
2. old people / steps - the homes were built with an elevator shaft if that's what they want one can be installed for like $15k.  But there are a lot steeper lots on the lake with a lot more steps that sell for a lot more money - that don't have an elevator shaft built in.
3.  Yard - true the lots are small and have no yard.  That's the cards we were dealt.  But there is a good portion of people that come to the lake and don't want to hassle with yard work.  Trust me, I have had sales fall apart from people not wanting extra yard work.  Plus, these lots are comparable to many others on the lake with a lesser view.  To wit, The Village.

I am sure that you were just talking but to use an extreme generalization like "no one wants a...." - it's not a very fair nor accurate statement when you look at the market as a whole.  It just sort of ignores sales of different properties all over the lake - condos / deeded lot homes / leased lot homes / trailers on leased lots / big homes with small views / small homes with big views / north lake / Kowaliga.  People are different and want different things. 

But I can tell you one thing that I haven't found them to be different on - the view at Water's Edge is incredible.  Maybe your view is better, I don't know.  But you have to agree that Water's Edge is incredible.

once we get the docks in, they will sell.  They were under construction for most of 2010, definitely during the summer months.  Once people see the finished product, they can quit wondering "what's going on here" and look at it as a whole.  We have had a good interest level in them since home construction wrapped up.

You make some great points. I tend to agree with you. Dollar for dollar the homes are hard to beat. Not to mention the location on the lake. Big water little boat traffic. Good luck and hopefully you will sell them soon.

I had heard in the past AL Power would only allow individual boat docks for properties with over 100 ft.of shore line.  There was an article in one of the Lake magazines a few years ago interviewing the AL Power Represeantative, and he stated this as a Company policy.  Is this a community boat dock like at Bolton Cove or was there a variance of some sort allowing individual boat docks coming off each lot?

You are right.   I was just saying things.  I have not seen the homes, and am not sure exactly where they are.  I would guess they are located somewhere near where Judge Hagan's house was.

I live in a three story house in the winter and love it.  Steps don't bother me,  but many old people who visit seem to think that I will no longer enjoy my house when I get old.

Half a million dollars is a lot of money.  But so is 4 dollars a gallon for gas.

I just hate to see property values go up.  To those of us who have no intention of selling our property,  increased value is just a tax increase.

I also wonder how much of the value is in the structure and how much of the value is in the lot.  Or better yet,  what would it cost to build a similar home on property in rural Coosa County that a person already owns?

Those are out of my price range but as someone who just bought, my priorities were big water views with no to little yard. I work very hard and I wanted lake with views and a nice deck to relax on. No work. I grew up with parents that had a second home on the water and all my memories are of trying to get attention from them while they did yard work...
