APCO is going to take over PP? That the eviction and the letters are simply what is required for them to terminate their lease with her (and create an environment where APCO can come to the rescue in the nick of time, and become the good guy in these dealings), assume direct leases to the leaseholders, and make all those profits their own?

As everyone knows, if RL was behind this, I would be the first to say so. But at this point in time, there is nothing to indicate they are involved, much less care. If they were wanting to build a new marina, PP would be a stupid choice (and I know, that is one of the most compelling reasons to suspect that is exaxtly what they could do). As arrogant and as horrible as RL treats its customers, this doesn't appear to be their mess.

Nor is it APCO's.

Look to the little old lady if you want to hang blame. For whatever reason, she doesn't appear to really be too concerned with holding the lease any longer.

But even that won't help those who decided to take the risk involved in Pleasure Point, and now are finding out that risk does not always equal reward. Sometimes you win, sometimes you lose. At this point, it is looking like they lose this time. 

I still believe APCO is going to wind up on the right side of this, and become the savior to all those who are calling for their head until now. Barring something like the RL conspiracies we're seeing on these forums, APCO playing "bad cop" now so they can get what they want, and play "good cop" later, makes the most sense to me.

The real conspiracy includes RL.APCO. and many realtors.

It is in all of their interests to get real-estate prices as high as possible and keep them there.  That way they all make more money. RL and APCO had an unwritten policy to not open a new "subdivision" until the old one sold out.  Then they would open with a price increase between 10-25% for like properties. Realtors participated by touting the properties and warning potential victims that the price was going up next time, so get it now while the getting is good.

This conspirators need to get all cheap alternatives off the market.  This includes condos, trailers, mobile homes and all manufactured housing and the original Russell cabins,  the little homes at the DSC.  This has been happening gradually, and it looks like the pace is picking up, in part because the Great Recession has put the market in the toilet.  Oh,  I forgot the big boat ban that got houseboats and most liveaboards. 

Buy doing this they bring to the lake only, "the right kind of people" (those to whom money is no object) they buy steaks at your store instead of Wally's.  The "wrong kind of people" shop at Walmart for their life jackets, ropes, tubes, ice, food etc.  They also enjoy listening or playing with the 280 Band instead of climbing up a hill to pay sky high prices to hear music.

Unfortunately, or fortunately depending on you perspective,  the conspiracy is growing.  The "right kind of people" have joined and they are growing in numbers.


The "Redneck Dream", a trailer or a shack with addition after addition, and what appears to be a real roof to trick tornados, is fading into the sunset.  The closing of PP is just the latest example of this.

How will they close Wind Creek Park? Is there a reverter in the deed?

What a bunch of crap! FERC has more to say what happens with the land. They require certain amounts of the different categories of land. They have to approve any and all land swaps. That is why they have to file the maps with application. Wind Creek will never go away. In fact more like it are coming. DARE Park exists due to FERC mandate for more public recreation on the east side. The current maps show even more land adjacent to DARE going into public recreation. I imagine you will see a new campground/park there soon. Sometime why don't you research how and why APCO even has so much land on LM. Its not that way o. Most others for a reason.

No one needs a history lesson. We all read the book about Ben Russell and Tom Martin. Are you denying that DSC, the RUSSELL CABINS, etc have disappeared, along with other reasonably priced housing? Are you denying that the big boat ban has made it impossible to bring a houseboat or live aboard to the lake so as to have reasonable priced housing. Are you contending that FERC is mandating low cost housing? If so when and where will it be available. Are you contending that FERC mandated WCP? What do you think happened to the park at Kawliga. FERC did all of it even though FERC did not exist at the time. I guess that integration and the need for working capital at the mill, had nothing to do with it. Do you eve know when FERC was created? You probably never heard of it prior to the application. Explain how FERC mandates what RL. does with its land. Can they mandate what you do? Never said or meant that FERC can mandate the use of private land, but they do every foot of public. I didn't say they mandated WC but they most certainly did DARE. Wind Creek predates FERC y a decade and a half or so. Didn't say FERC has squat to do with housing, affordable or otherwise. Are you maintaining that FERC has no no say in land use? Never read anything about little Ben. Have read on the history of APCO and LM and other lakes. And now I will take my standby position, never argue with idiots, they drag you down to their level and beat you with experience.

Can't argue the facts so you resort to personal attacks. That qualifies you as a liberal/democrat and disqualifies you conversations with me. And BTW Pintos weren't built in 69 and if you paid 500 for 50 worth of pipe that says more about you than them. I have maintained several lake properties over decades and never had that problem. A few have tried But none succeeded.

They've done little to me. Nothing of consequence, really, on a personal level. Its what they've done to others that has earned them my opinion. Monopolies are not conducive to good business practice. Nor is arrogance. They are a case study in that, on almost every level. Your mileage may vary.

like you, I have other things occupying my time these days. Still like to weet a line occasionally. As long as there are stupid, arrogant people ready and willing to tell us how wonderful and brilliant they are, it is hard to give up the hobby.

I still haven't learned of anything that puts RL into this mix at this time, though it would not surprise me in the least if something comes to light later on. Granted, I am not as familiar with PP as other issues, but on the surface, this seems like a play by APCO to get rid of a crazy leaseholder. Scaring the bejeezus out of her sublessors would be part of that approach, so I'm still betting nobody is actually forced to leave PP, and APCO will take over leasing/selling those lots directly.

We will see.
