Good job as usual.

I do have a question on Scrushy's lake house and I have been meaning to ask such.

It appears the exterior might be EIFS or synthetic stucco (same thing basically) if so buyer beware as this is a flawed design if not 100% installed correctly, and in order to resell the house in the future (whether installed correctly or not) the exterior EIFS will have to be completely removed, possibly a brick ledge installed and all the interior structural damage will need to be corrected. And you would be looking at well over $1.5 million, if this is in fact the case.

There is no way I would even consider bidding on this house if in fact it is EIFS/Synthetic Stucco without a structural engineering utilizing infrared technology to check for water intrusion, etc. And even then you would almost have to give me the house for the land value.

So John do you know if the exterior is EIFS or Hard Stucco -- just curious, thanks.

I wouldn't really speculate. In general it is my opinion:

1. I recommend that any buyer, anywhere, for any home, should get a home inspection.
2. That you can get into potentially damaging statements by speculating about the condition of any home.

For instance, if a house at 123 Main street is for sale, and we all speculate online, or in person, in the grocery store, whatever, that the foundation is cracked and that it would cost $50,000 to fix. No one has any proof one way or the other. But this speculation affected buyers - not a good thing.

For all we know, theoretically, every home in America right now could have a cracked foundation and a roof about to fall in, both of which would cost big money to fix. Unlikely, I know.

Sorry to go a long way around to say "I don't know" but I think it's worth pointing out why I will never speculate without proof of the property condition of any home, whether it's the smallest cottage in Tallassee or the biggest home on Lake Martin. And, why my lack of speculation says nothing about the property condition, just that I don't have any info.

My guess that the house exterior is hard Stucco. The perils of drivit (sp?) were pretty well known when he built that house. I have one friend who replaced drivit with Stucco years ago and the exterior look is the same. We have three in my neighborhood in Hoover who have done the same. Just my guess……

I agree PC, as I would think it was hard stucco based on time frame the house was built, but was curious as to if anyone knew the answer.

Who cares - buy it for the right price, mow down the house sell the original 5 lots. The lake sure would be a lot prettier.
