I'm thinking about doing a tear down of the cabin and building a new small cottage.   Anybody have a rough idea of what I can expect to pay per square foot?    thanks

There are so many variables. Some of the variable are flooring type, deck size, counter tops, appliances, fireplace or not, siding type, roofing type, septic requirements, type foundation, fans, lighting, and the list can go on and on. As an example, the septic can vary from a couple of thousand to ten times that amount based upon the lot PERC and avilable level ground for field lines. You architect can most likely provide you with a better estimate than any of us on the Forum.

I built three houses at the lake and a good round number is about $100 per foot.

Before having seen the $100 per sq foot number I would have said to budget $125 per foot.  I have not built a house at Lake Martin so I may be too high given the local market.  As was pointed out a lot depends on what you build and the quality of the house.  Add granite everywhere, fancy trim, expensive HVAC/electrical/mechanical, etc. and it can add to the cost.  Also, if you use a brick or stone exterior instead of board or tile roof instead of shingles it will add 5% to the cost.  Lots of variables but if you build a very basic cottage with nothing fancy $100 per foot seems right to me.  I define basic as being drywall, carpet, standard HVAC, etc.Add some expensive options and it could easily creep up to $125.

Make sure you know who you are dealing with as have a friend subbing out his own house, local company wanted $8 per foot to frame and company 30 minutes away was $4 per foot. In today's economic times you ought to be able to build a very nice house fro around $125 per sq foot. Couple quotes I had received about 4 years ago for some work in Birmingham, are now being re-quoted at about 20% to 25% less.

You subs here will kill you if you don't know what you are doing and/or have a good network in the area. I found that: 1. There are lots of handymen posing as knowedgeable subs. 2. Expect to pay MORE here than you would in a larger market like Birmingham or Atlanta. The best local subs are good but not as productive and that runs up their costs 20-40%. 3. You should really do your homework as to best practices. Smaller contractors are generally are smaller guys and don't have the luxury of time to keep up with all the changes in the industry. 4. Even in the best of circumstances subs will see you as a one-shot deal and will tack on a little extra. 5. If you are the GC be prepared to get your own insurance for WC & General Liability. Pay attention to this area. 6. Talk to your neighbors before starting construction near any property line. You will make a friend if you do and make an enemy if you don't. 7. Get a permit for the job but don't depend AT ALL on inspections.
