I have been coming to Lake Martin for five years, looking to buy condo in Stillwaters. Like some of the units at Stoneview. Are there any problems with those units. Thanks for any information. Thanks, Leebo

First I would find a good Realtor if you don't have one already. 

I would have the unit and the project inspected by a competent inspector. This is not the same thing as inspecting at a single family home.You are buying into the whole project as well as the unit. Find a competent one that is also qualified to look at the associations replacement reserve set asides to make sure they are realistic.

Most heartaches in condo ownership or any ownership that involves a commitment to common areas center around the association's controls and project reserves. Who is the association manager and what controls do the homeowners have over the management? There will be some committments to Stillwaters as well so I'd make sure I understand that too. Read the documents and if you don't understand them take them to your attorney.

Ditto!  Keep in mind that there are 70+ waterfront condos on the market at Lake Martin - many at super bargain prices.  So, it will take quite awhile to deplete this inventory and see values rise.

Do anything you can to have the foundation slabs checked out. The whole hillside was granite and had to be blasted alot  before construction.
Find out where your boat slip is. Can you even access it? Are you sharing it with someone? This is very important.
Where is the party crowd located? Try to be a distance away from them unless you like staying awake all night. Also, check out to see if you are next to rental units. By far, most renters are good folks and aren't there to raise he!! all night. However, some units are notorious for housing party animals.
I'm sure there are more, but this is all I can think of now.

I've got a 2/2 in Harbor Pointe for sale if you have any interest in that development. Our kids are off to college and unfortunately we don't get to use it as much these days.

I thank every one for your input, I am still looking at Stoneveiw and Sun Set Point. I have found units at both places that I really like. I am working with Virginia Pettus, have been pleased with her and what she has showed me. Every place that I have looked at has a boat slip. I have not met any of the people at Stoneview, but have met people at Sunset Point that were very happy with their condos. I would like to know if people think that Still Waters fees are fare? I am very interested in your input on all pros and cons of Stoneview and Sunset Point. Thanks again for all help, Leebo

Hello, You would be better off buying a house instead of a condo. Condos have monthly HOAs and I know of a really nice home on the 18th fairway of the closed golf course that is close to the Club house, marina, swim pool and tennis courts...PLUS it is a great price. I believe Stoneview Condos are the ones that have all the steel beams and concrete floors-like you would see at the beach.  Someone, who doesnt own one, but has a house on the lake  told me that,I have no idea, but he said. best construction on the lake ... Isnt Sunset Point the one with very limited parking? They should have great views, though.

That is why a single family home is a safer bet. and you don't have to smell anyone else....haha
