Hi all,

I'm looking for a lot, or a home, on the northeast side of Lake Martin. If you're interested in selling, and more importantly, doing it in a smooth transaction, let's talk further. I will consider other parts of the lake but I'm mainly looking in the Dadeville/Jackson's Gap/Smith Mountain areas.

Thanks for responding, but that's a bit higher than I'm looking to spend.

Looking for building lots at no more than $125k, or site built homes not exceeding $250k

Just can't afford more than that....until I hit the lottery.

in those ranges right now. I think you will have better luck finding the $125K lot than the 250K house - unless you want to make some real compromises. There are a few agents that work those price ranges though and I think that would be your best bet. try Patti R. @ Russell Lands. Good luck! You'll love being on the lake!

Jim - good luck! The cabin next to ours, 2BR, 1BA concrete block, built in 1963 sat on the market about 9 months before selling for around $180K in the midst of the winter. About $5K less than asking price. Then, of course, the new owners had to come in and completely gut it and rebuild the entire interior.

From what I've seen the past several years, there may be an off-season on the water, but not for the property......

It's all about the dirt!

JUST A LITTLE ENCOURAGEMENT FOR YOU. I DON'T KNOW HOW MUCH YOU KNOW ABOUT THE LAKE, BUT I THINK YOU CAN FIND YOUR PRICE RANGE. BUT YOU WILL HAVE TO DO YOUR HOMEWORK AND LOOK ABOUT EVERY DAY OR SO ON THE MLS LISTINGS. AND ALSO WILL DEPEND ON YOUR STANDARD OF HOME YOU ARE LOOKING FOR. I ALSO AGREE IT WILL NOT MAKE ANY DIFFERANCE WHAT TIME OF THE YEAR YOU TRY TO BUY. GOOD LUCK ON YOUR SEARCH, IT WILL BE WORTH IT.

I have a townhouse, good water, nearly new, three BR 3 bath, good water, in Jackson Gap. About 1 hr 10 mins to Bham. Let me know if you want more info. Its not on the Mkt...
