Hey everyone, my family has a home and has had a place for the past 30+ years. With all the new additions to the family it has become quite crowded. I need a place for my hubby and my little girl to enjoy. Does anyone know of a good place thats affordable. Lot needs to be flat and i'm not afraid of a "fixer upper". We just aren't rich, but having grown up on this lake I cannot imagine buying anywhere else.

Most every member of the Forum would grab up any good deal on the Lake and run with it. They are not about to be neighborly with Lake property.

Recently, Mr. Coley provided the Forum with the below link to MLS listings. You may want to click on the link and see what if anything is available in your price range. I do not mean for the statement to sound snobbery; since I could not find much on there acceptable I could afford. Just thankful I have a place or almost have my place completed.

It is kind of like all the clutter signs posted around the Lake: "Wanted Lake Property"

The issue is too many people are fishing.............
They purchased a year or two or three ago and want to make a HUGE profit 25% per year +

Take a look at the number of properities for sale vs. what has sold

In the past 1970, 1980, even 1990+ people were happy with 5% per year growth on their home, now on lake martin, these crazy people are asking 25% higher than appraised value !!! The bank even questions the sale price while giving the loan

People have the properity for sale IF they cah make a home run profit, if not, they will enjoy the lake

You may have a point pontoon, but I believe it is much deeper than what you pointed out.

Water front property and other recreational type property (golf courses and places adjacent to National Parks/Forest) are highly desirable across the country. You will not find too many if any more beautiful than our Lake. Lake Marin in my humble opinion is just now beginning to catch up in price to a lot of other desirable places.

There is a lot of wealth in the South East and more to come. Look at the build up of industry (car mainly) and the desire of hard working and retiring baby boomers to enjoy the good life.

I think some of those you are referring to might be looking to upgrade on the Lake. They know they have to get top dollar for their current place in order to buy another place on the Lake.

I had the personal experience of seeing what the demand is like. My property looked rather abandoned for a period until I was able to start my new place. I was receiving phone calls and letters just about every other day from people wanting to make me an offer for my old place. So, you are right about there being a lot of fishing going on.

Your chances of finding a below the market value place on the Lake these days are less likely than winning a major lotttery. When is the last time anyone remembers hearing of such?

I agree with the above. It is totally a supply and demand thing. I talk to current owners all of the time, and most all of them have had multiple people contact them about buying their home / lot / condo. Therefore most owners are well educated as to what the lowballers will pay. So, the odds of finding that perfect cheap fixer upper are dwindling. That being said, I also encounter a lot of owners who think their property is worth WAY more than the market has shown.

The fact is, right now, we are experiencing a sellers' market in most segments, but certainly in the "entry" level home market. My advice would be to do your research and line up your financing, so you can fire down quick when you find that special place.

I agree. I bought a teardown that was livable on Sarasota Bay in 1999 for $200,000. Sold it in 2004 for $450,000 It was 7200 square feet of lot; 1/6 acre; quite small.

Lake property is desirable and anyone who says "the Economy has no money" should look again.

No one NEEDS a second lake house they just want one.

My neighbors pay $5000/yr in an APC lease and in 60 years when their house is a tearn down all they will have is 720 rent receipts.

Well thanks for the help. Or lack there of. :) Just kidding. Well everyone keep my family in mind if they happen to see a great property that isn't ridiculously overpriced. But then again, as said earlier I guess someone else would snatch it up.

But, if there is no water in the lake, the lake looks ugly. I hope I don't end up with a half a million dollar place overlooking dirt.

Maybe global warming has permanently reduced precipitation.
