We own a lot in a Russell Lands neighborhood and will be building in 2 years. Some of the comments I have heard are making us question whether we want to have the hassle and expense of dealing with the "good old boys". Any suggestions and experiences you can share would be greatly appreciated. We can always sell our lot and build in a neighborhood that welcomes our own builder and doesn't hassle you. Any recommendations on other neighborhoods would be appreciated too .

I believe that you know deep inside you own soul, you are not comfortable with having to agree to using their builders. Why not get in touch with some of the homeowners that used Custom Plumbing (Al Bentley), ask them how their plumbing is working.
Go to where you can pick your good and trustworthy contractors that have good reputations and satisfied customers.

I found them sometimes difficult but when a reasonable request is made they will promptly get you an answer. Remember, they "deal" with everyone in the neighborhood, which keeps the standards pretty high. In other neighborhoods, you never know what will pop up next to you.

If you want a big fancy evening out go to the 191 Club.
If you want to have fun and get lucky go to a juke joint.
Its all in what you are looking for.

Are you saying that using their subcontractors is a requirement ? Also - your comment makes it sound like nobody should use that plumber. If that is not your intention, I'd clarify that for the guy's sake.

You get to choose your builder from a very short list that is given to you by Russell Lands, and how some of them get on the list has nothing to do with quality of workmanship or fair pricing.
Also, they don't want you to know this but some of the PTB at RL are on the warpath about some internet posts. Letter are being sent demanding that any post that is negative towards RL, even if it is just opinion, be removed. Freedom of speech is just one of the many things that they have decided don't apply to them.

no one should use that plumber. i promise. you don't have to use "their" subs, but you do have to select from an approved or preferred builder program.
