Anyone having recent issues with Baldwin Mutual Insurance? I was notified today that they were cancelling the coverage on my lake cabin on April 24. Reason given was that I have trees that could fall on the cabin (imagine that. A lake cabin with trees on the lot). Said they wouldn't cancell if I cut my trees. They don't say which trees. I've had the property insured with them since 1988 and have never filed a claim. Anyone know of another carrier for seasonal homes?

wow...no, I have not. However, I would thank them. You now know, in advance, what a pain they would have been with a claim to settle.

This statement is not to defend or support any insurance company. You might want to take a hard look at the trees identified and any others that could strike any improvements on your property. I don't think anyone wants to go through having a fallen tree removed from a roof/deck/vehicles, repairs made, claims to be filed, estimates to be obtained, loss of prized posessions, deductibles to be paids, loss of enjoyment time at the Lake and most importantly potential injuries or fatalities. Big old top heavy pines with shallow root systems adjuacent to a seawall are just an accident waiting to happen. Not saying they are, but the insurance company could be right in this case. A huge tree on your roof is not a win -- win for any parties except tree removal services, the local mortuary and building contractors.

You might want to file this under "I'm not happy, but it IS good advice." We had two very tall, long-lived pines go down last year, Neither hit our house, which was almost miraculous. As it turned out, since they didn't hit our house, we had no coverage -- there coverage for the house, but not for the trees themselves, and it cost us the better part of a couple of thousand to have them cut up and hauled away. It was very painful to pay for, but after watching the crew perform that difficult & dangerous work extremely skillfully, I dont begrudge it. Well, not much of it, anyhow ;-) One of the trees went partly down and leaned across our fence, so it was on the verge of finishing its fall while the crew worked on it. The other leaned against an upstairs deck, causing no damage. The crew took both leaning trees down with power saws, a supremely dangerous job. When they were done you couldn't tell they had ever been there -- and the also removed the stumps. Amazing work.

1) Thanks for the lession in common sense from a couple of folks. I don't have a desire for a tree to fall trough the roof. I have removed several trees from my lake place over the years for common sense reasons.

2) Not sure how much the trees grew in the past year. They were OK until this year, well actually this month.

3) My point was 23 years, no claims. No information on which trees they wanted removed, just a cancellation notice for April 24. Not good business practice in my opinion. Hopefully none of you have a policy with Baldwin Mutual or maybe you don' t like trees and it won't matter. Baldwin would probably come up with something else like maybe a bird could fly through the window, knock over a candle and start a fire. Maybe we need to get rid of the birds too?  :) My post was simply to give a heads up to anyone that has trees on their lot and is insured by Baldwin Mutual. I was also interested if anyone knew of another carrier for seasonal homes. I have that information now. I am hitting my knees and I am thankfull that I never had to file a claim with Baldwin Mutual.

You might try Auto-Owners Ins. They came out and appraised the property, never said anything about trees and accepted the house as-is. I've got a 30' oak growing up through the porch. Lost 19 trees out of 20 to hurricanes over the years on the coast, but we can't live without trees close by.
