Other than last year the levels have been great. Lake Lanier near the ATL would die for the levels we have. I think the market at the lake is like the market everywhere else and that means its very "soft". The levels did not help last year but the decline would have happened no matter what...its probably a great time to buy actually...

I am neither a realtor or a current seller. I can see why you thought so though :) I think it is hard to "call a bottom" but this "feels" close to me. The fact is that by the time you know we hit a bottom it will be long gone...I bought my first place in 2001 and felt like the cycle was at a bottom then too...was right on that one but who knows this time...

Prices are down. Inventory is up. So in all likelihood prices will drop some more before we hit bottom.

I've never stopped there but I imagine the wife will want to stop now. Always in too big a hurry to get to the lake, running behind because I stayed too long, or don't dare stop with the dog and 4 year old..

I'm 58 years old, and was 6 and present when my folks met with Mr Russell's man at a site near present-day Trillium on Little K Creek to talk about building their Russell cabin. About three weeks later, it was built. My dad says the original rent was about $45 a month (three BR, two baths plus an outside shower), and Mr Russell, if you consulted with him beforehand, would reimburse you for improvements you decided to make. (My Dad could not afford to cover the rent single-handed in those days -- we shared the place with my uncles and aunts for some years, with my Dad gradually buying them out one at a time as his prosperity gradually increased over the years and they moved to Atlanta etc.) It was about one step up from a log cabin -- rough green-painted planks, actually -- and had "central air" in the form of an attic fan. And an outdoor shower in addition to the indoor bathrooms. So cold in the winter we almost never went up except in summer. My sibs and I learned to fish, swim, ski, and drive boats there. It was a great life. Sometime in the later seventies my folks got optioned off the property and bought a Power Co. lot and house which they sold to me about 4 years ago.

We went on a boat ride (just bought the boat -- my folks were generous but not foolish when they sold us the house, so we could just now afford a starter boat) and among the many places I visited last weekend was the original site of our old Russell "Lake place." It's quite typical of many areas of the lake now -- the amount of money sunk around the edges of Lake Martin is almost inconceivable to someone who spent summers in a Russell rental over 50 years ago.

Real estate is real estate and will always have its ups and downs. Pay what it's worth to you, love the Lake, stick around awhile, try not to have to sell under pressure, and you'll come out all right. Looks to me riding around last weekend like many long-timers have come out extremely well and enjoyed it hugely along the way. Every few years the water dips a bit -- but the Lake is notable for its lack of hurricanes, as many coastal dwellers have noted. ;-)
