Have there been official changes to flood plain limits made around the lake recently?   Have been seeing a few posts, but nothing containing specifics.   If full pool is 490', how high is the 100 yr flood plain mark?  Has it been officially changed, or are insurance companies just tightening up their policies?

Maybe you've been spending too much time concerned about insurance companies paying for contraception rather than checking into the flood insurance issue. There has been significant discussion of this topic on the forum.

Copper, use the search tab BELOW the welcome banner, and enter flood insurance. The most relevant posts go back to July 2011. The quick summary is the FEMA risk maps are a bunch of hooey, and their purpose is to unjustifiably spread, rather than rate, the risk. That has a familiar ring to it.

beware if you have a mortgage with good old Bank of {OBAMA}  America; they force place flood insurance with an insurance company they own @ 7 times the normal premium !! surprise, surprise
