for that particular source, it is correct that it includes off water numbers.
Although I am a member of both LMAAR and the ACRE council, and now author a column on al.com for ACRE, I think that looking at monthly price figures are relatively useless and I wish they wouldn't even print that, it's so misleading. Because there are plenty of months when prices might be "down" 20% by that measure - or "up" 40%. We are too small a market to look at it monthly.

I think activity has increased this month. I am seeing more traffic and from the MLS site inventory is down particularly in the $300-400K price range.
