Earlier this summer someone cleared off a bunch of land in the slough next to ours. We've been watching it all summer. Today a sign was up announcing Bolton Cove by Russell Lands. It appears to be condos from the picture on the sign with a pool at the water and a trellis sitting area and a huge water fall going into the lake. The website is www.boltoncove.com. I tried to go to it when we got home but it says it is still under construction. There aren't any condos around us so I guess it is time for our side of the lake to start getting them.

Is the developer Water Edge LLC? If so, the developer paid in excess of $2,200.00 per ft. of lake frontage for those lots. I did not know they were going to be condos???

Water Edge is doing some developing in Parker Creek. Not all the footage is spectacular.

If large plots are going for this amount to a developer, then you and I will be paying far more. Thus my question the other day on the Forum about Pleasure per Foot. This was what I had heard about.

The sign said it was by Russell Lands. It is in the same slough as Juniper Ridge if you know where that is.

So at $2,200 per foot. If anyone wants to buy my 600 foot big water view point lot at $1.3+ million might have to sell and reinvest elsewhere. LOL

I only heard about a property transaction which I would assume is a matter of public record. I think at least a majority of Parker Creek is Coosa County??? My info is hear-say and at least third party removed. It peaked my interest since my property was professional appraised in March at significantly less per ft. The info I heard was a sell to Water Edge. Could be an entirely different deal since I would thing Russell already owns their property. Then the question is there two developments underway. Hopefully we will hear more. I hate to see condos going in since it increases the density.

We have heard so much on the Forum about both APCO and Russell being good stewarts of the lake and trying to limit over-development.

The only question Maverick, is there somewher you would rather be? You may not be able to do better at 1.3 mil.

Our neighbor has supposedly "bought" or got some of our neighbors to agree to sell their homes so he can develop some condos. Nothing has been done as of yet (just left from there today). I don't know who the developer is that he has though. We are off Coosa County 20.

Do you know where this was at?

An 800+ foot lot inb the Ridge was listed at 2.3 million and is already marked as sale pending. Seriously. No house. Jjust the lot.

2200 per foot? What fool sold that cheap? That is only 220,000 for a 100 ft lot. The only lots for sale that low are junk lots.

TotheLake,
Just got home from the lake, where I don’t have internet connection. Is this the slough where Terry Henley built and sold the three big houses on the right going in? Has a view out towards Willow Point? Houses on the left built on a hill with beautiful flowers blooming all summer? If so, I ride over there every week, except this past one. Have not seen a sign before this week, but lots have lot stakes and numbers on them. I go over on Sea Doo where I can get close.

That's it. I didn't notice any stakes but wasn't really looking for them either. I was reading/looking at the sign.

The stakes actually look like 2" or 3" PVC pipe, but they each have a number on them. Don't you know those people who bought those three houses Henley built are sick. I rode up in there about every week while those three were being built and thought about what I thought might have been one lot up in that end. If it had been built on as one lot, the view for one house would have been neat. Now that it is cleared, I can't believe they have as much water front as there is. The amazing thing is that it is still deep water in there. You can't see the bottom 10 feet off the bank.

With all the talk about condos everywhere, I haven't seen anything about the need for zoning laws to prevent commercial (spell condo) projects from being built anywhere a developer d@mn well pleases. Isn't it time the counties grew up?

That's what I said to my husband yesterday. Our neighbor at the lake is selling his place and the neighbors around us have agreed to go in with him to put condos in as well. We are just one slough over from the Bolton Cove.

Say it’s not so. If you are one slough away from Bolton Cove, which way? Toward Parker Creek Marina or Veazey’s Marina?

i'm sorry i was ranting... i am no where near parker creek, although alot of people i know from Sylacauga live in that area, i was merely stating that this condo crap is bound to happen all over the lake, even in my remote part of LM.

Veazy's. 5 lots sold earlier this year to a developer and supposedly the little island as well. Supposed to be building 3 story houses where the top floor is glass.
