I'm thinking about building a guest house and need some pricing per square foot. The bungalow will be 16'x20' with an 8'x20' front porch. It will consist of a bathroom, closet, small kitchen area and a bedroom/setting area. With the kids and grandkids taking over the main house, the wife and I need a place to hide. I need a ballpark figure so I can get started on this project. Also, I need recommendations on someone who could do a project like this. The area I'm going to build the bungalow is flat and near the main house. Thank you for your help in this matter.

I want hazard a guess on building cost, but I will offer one important suggestion. Check with your county Health Department in regards to a new septic prior to making any plans. If you have a large and fairly level lot, then you should be OK .

The septic requirements have gotten much more stringent in the last few years.

Building cost will vary based upon how simple or how significant the amenities wtih your construction. The type of flooring, roofing, siding, light fixtures, fans heating and air and etc. will greatly effect your building cost.

Keep it fairly simple and you should figure about $50K, if on slab and w/o septic issues.

get yourself a few rods n reels and head out on your boat at safe light. if you build a bungalow, they will be able to find you fairly easy as they will learn where you are. but if you go fishing, you and the missus can have the whole lake as a hiding place. you'll be able to save that $50k + too.

Check any restrictions on your lot. For example, property that formerly belonged to Alabama Power only allows one home on a lot (and that does eliminate a guest house!)

I think this project sounds like a worthy venture and should add value to your property.... if the obsticles mentioned in previous post aren't prohibitive. In any event, I live in the Timber Cove area off Youngs Ferry and would like to see your location and idea. We are thinking about doing something similar for use as an
art studio.

I'm considering the same thing because of additional room needed for grandchildren. We had an architect, no, not Archie, come out and he is going to check out restrictions, etc. It seems I have heard in the past, I could not build a separate structure but, he seems to think I can. Will let you know when I hear from him.

Any house structure is going to depend on what you put in it. Meaning wood floors are much more expensive than pergo or carpet. Some ceiling fans are $30 but you can get them for $200 as well. If you put on a metal roof the painted metal is more expensive than unpainted. So it is what you put into it. On average the general cost will run around $115 per sq ft. That is slab and house....as someone has stated the septic system could run you $40K or be as simple as $10K. That is something a builder would be able to help you with. I recommend using Renovations Unlimited...Brian Ford. He is in Montgomery, Al. He has a place on the lake so travel would not be a cost. (334) 221-0502. He built several houses in that area before the market went south so he will know all the restrictions and codes. Good luck with it.

Well... you got us going... Had a carpenter in today to see what it would take... he is finishing up a remodel with a room add on
at a lake house in stillwaters. Comes highly recommended by friends in Auburn / Opelika and has the craftsmanship to do plumbing, electrical, carpentry, sheetrock, roofing and appliance installation. He works a crew of three to five depending on the size of the job and compelted the Stillwaters job in 2 weeks...

He will give a "package"bid on the job for masonry, carpentry, plumbing and electrical with only the cost of lighting fixtures, appliances, cabinets, and kitchen/ bath fixtures,flooring materials as variables. Will be glad to introduce you if you wish....
