Form a consortium of private investors, mostly Forum folks with adequate resources.
Buy the Scrungy Compound outright.
Convert the upper floors into a B&B.
Convert the Bottom floor into a March to October only restaurant.
Convert the "Guest House" into a full-blown HonkeyTonk/Sports Bar.
Move CAT and NCII to a new East-facing facility for engine/body repair shops (plenty of room, dock space and customers)

Restaurant- Dining inside or poolside, with a strict menu derived exclusively from the LM Grilling Forum. Guest "Chefs" weekly from the Forum with exclusive recipes for Breakfast, Lunch and Dinner. Tofu banned. BYOB!!!

Guest House Bar- Keg Beer/box wine and local pickers possible. Lots of dock space out front, as well as tents for the revival meetings. B&B rooms available within a few steps.

Boat Repair- New ramp. New buildings for shops. New docks. Bait shop dockside during the season. Ice/beer/soda sales also. Duck/chicken/goose condo's on the left, downwind.

Name? Simple. "CAT's House"? (Casa del Gato)
- Boat Repair Section?- Spookey Cats?
- Honkey Tonk Section?- The CatBox??
- Restaurant Section?- Fat Cats?
- B&B Section?- The Cat Scratch? or Hairballs!!
- Docking Area?- The Scratching Posts?

but if Russell would allow it in the hood I've actually been thinking of a concept along the same lines of the boat shop, B&B, casual restaurant, and bar ....done right, it has profit potential and could a least break even. The problem ( and deal killer) I see is the neighborhood location, restrictions, and road access.

No way Russell Lands would allow a non-RL business on RL property. And as long as Sinclair's is around, they'll do what they can to keep their competition down. And that won't be hard to do if they have leverage like "your business is on our property."

For some of us, this is truly a Been There, Done That situation.
