Below, I have added a link for those who live out of town, and want weather information for the Lake Martin area. I have had several calls from out of town/out of state asking about upcoming conditions. As you all are aware, it is about to be very cold, and many are worried about pipes, boats and the likes freezing. I hope this link helps with Lake weather information. And those of us sitting here now will verify it is d@mn COLD. My heat pump is working overtime. I hope everyone has their property ready, because busted pipes and motors are likely in this weather if they haven't been properly prepared.

Mr. CAT, my boat sits in the water year round.  Yamaha 150 outboard.  Am I correct in thinking that as long as the foot is in the water, I generally shouldn't worry about freezing temps?  If I'm wrong, please corrrect me fast!  Many thanks sir.

Hawk, all should be well, unless extreme temps for extended periods are present. Just hope the water around your lower unit does not freeze. Not that I would ever suggest what you are doing, but yea, you'll get away with it most likely. If you are out of town, and need it checked on, just let us know. we'll ride over and see about it. I spent all of yesterday doing my annual "freeze patrol." I call up clients, old and new, but especially the new lake home owners, to see if they have prepared for the 20 degree weather.  Most were in real good shape.  I cut off the water at a couple, even totally drained one, and put on a bunch of faucet covers.  I bought a ton of faucet covers back in September and I am down to one now.

If any of you out there need me to go do it for you, let me know.  I am going on another patrol again tomorrow, provided I can find more covers.

It's free, no strings attached.  You don't have to be a client.  But I do insist that you release me of all liability, in case for some reason your pipes still freeze.  In other words, I will do my best, but I am not a pro.  No guarantees, but I figure some protection is better than nothing!

You can use old swim noodles and duct tape. Cut them to whatever size you need, split them, and tape them over the faucet. Doesn't look as good as the covers, but gets the job done.

Your post the other night made me realize I had not cutoff the water in the boathouse. So called my neighbor and he drained the pipes and cutoff the water. THANKS !!!!

Also, you deserve a that a boy for providing a value added service at no cost to both clients and non-clients alike !!!

I use large Styrofoam cups (maybe 16 or 20 oz?). They slide right on and stay in place. Very easy.

Once you get into the teens skip the heat pump and turn on the strips... At that temp they are more efficient.

We had pipes burst year before last and it cost us a fortune so we saw an add from a local company that does weekly check's on homes. The Company name is Lake Martin Home Guard. They had only offered this service for their loyal customers but then saw a market for it. We get weekly reports on the condition of the Roof,Watercraft,Pipes, lock's even if we leave extra lights on. it's awesome. we got a email Thursday that said everything was just fine but they had noticed a build up of pine straw in the valleys on the roof and although it was not hurting anything it could become an issue with causing rot over time. They didn't spend a fortune on their website so I guess that's why their prices are so reasonable lol www.lakemartinhomeguard.com

If you have an electric water heater(s), you need to turn off the power to the heater before you drain your house piping. Could burn an element out or worse.

Also, if the main is turned off, valves might start leaking after a prolonged period.

If the water is drained from the water heater (gas or electric) by shutting off the water, I agree. This is usually not the case and leaving the power on can be a freeze protection more often than not....know your system.

In most textbook cases, I would agree. But if the HO is having his water turned off and if the water heater was not installed properly, i.e., with an anti-siphoning device, it could drain the water heater when you drain the rest of the house. Granted, some of the newer and better water heaters have this built in the dip tube, or if installed correctly with a vacuum breaker on the cold water inlet pipe, it would not be a problem. But as I found out years ago, Murphy (as in Murphy's Law) must have been a plumber.

Another way to protect an unoccupied house is to use compressed air to blow the pipes empty. Take a compressor or scuba tank(with a pressure regulator. You don't want to use 3000 psi) A simple adapter can be made from an old hose fitting and attach it to the outside faucet. Opening the valves one at a time will drain the system.
