Anyone have any luck with any survey companies to navigate a resolution with FEMA after receiving my 45 day letter from my mortgage company?

I have had a couple of deals where the new buyer's mortgage company required that.  You need to hire and engineer / surveyor to do that for you.  Basically they will come and shoot the elevation of the lowest part of your home.  They will use that data to file for an exemption from FEMA.  They have a expedited venue to do that so that is why we use pros to get past a real estate closing deadline.  It will probably cost you several hundred bucks but, as FEMA says, isn't that better than paying flood insurance?

It's completely ridiculous, since most homes are above the top of the dam's elevation.  But that doesn't stop FEMA.

You are guilty until proven innocent with FEMA and it will cost several hundred dollars. We thought they were mistaken 3 years ago when we bought. Don't ignor it or it will be even more costly!

Working with Neil Martin in Tallassee.  We're going to prepare a package complete with land survey etc. to submit to FEMA for an amendment.  I'll report back with details for everyone else that will have to go through the drill with their lenders due to FEMA's new July flood map.

Thanks John,, Good info on another example of a government entity helping us out.
In the aftermath of the April 2011 tornadoes, FEMA set up small booths around B'Ham in WalMarts/Home Depots/etc. I visited one at HD. It was staffed by 4 people, fully decked out in FEMA shirts and badges, behind two folding tables stacked up with brochures. 2 of the 4 were on cellphones. The other two couldn't answer 1 simple question between them. The Question?? "Who do you report to?"

UUGGHHHH.  This is so maddening.  Our government is OUT OF CONTROL!!!!

Having said that, is there a way to find out if my property has been redesignated in a flood zone?  I have not been contacted by my lender but I was considering a refinance.  Or I would like to sell.  It would be good to know in advance if FEMA has changed the flood designation.
