Hope everyone had a great Father's day weekend  - the weather and lake were prefect.

I am searching for homeowners insurance for lake house, not primary residence....can anyone advise what company they are pleased with?

No company will insure your second home if they don't also cover your primary home.  One exceptions is if you have it insured as a rental, but unless it is a rental that ill advised.  You may use a separate agent, but within the same company.

State Farm will insure a second home without the primary, last I checked. Of course rules could have changed.

Sure were plenty of claims in the lake area the last couple of years. It would be nice to know who had the  bad and good experiences.  I have Farmers at home and here and they replaced all my roofs; house, garage and carport.

Foot check your fire coverage. Last time I shopped SF they had to write fire coverage for the Jacksons Gap ratings which are higher than Dadeville's. A zip code thingy. They were not competitive & I ended up with Geico. Much cheaper.

Alfa is picking up the pace on homes. Worth a shot to get a quote and compare. Not sure of the two home situation. Customer service is pretty good too.

It has been many years since I shopped insurance but the last time I did when I had two homes they required both be covered. I have a sister who had the same experience 6-7 years ago, but that was before the 'to big to fail' fiasco so maybe they have changed the rules now. 

I have very good friends who are now are now shopping for a new agent since experiencing wind damage lately.  They got attitude and run around when they filed their claim and eventually denied. On top of that the adjuster didn't replace the plastic on the roof when he left and now the interior damage has doubled.  He went when the clients weren't there.  Fortunately two neighbors saw him and watched him leave without replacing the plastic.  His excuse was there was no need for the plastic because there wasn't enough damage to be causing leaks.  Had he gone when he had access to the inside he would have clearly seen the water damage to the ceiling.  I want call names but I was quite shocked due to local reputation.

That doesn't mean that you necessarily should split up the coverage, shop around for the best deal.

But I see it all the time in real estate closings, as recently as last week, quite often people have a different insurance company for their second home.

Bigfoot is in the Paces Point FD which has a rating of 4.  We get better rates than anyone around for fire, if you inform and watch your insurer.  After experiencing hurricanes and insurance companies, I really can't make a recommendation, other than shop, shop, shop.  Insurance companies love long term customers, because they can stick it to those who show loyalty and the homeowner loses because they don't realize they've been screwed, because they trusted their agent/company and didn't shop around.  I shop rates before renewal every year.

BTW, someone else on the forum told me that SF rates by Zip Code, which is not fair to anyone in PPFD.

36861 is the problem. My fire dept is Dadeville which is much closer and much better rating. BIG difference in price when I shopped.

My comment was based on my experience in 2000 when I bought the lake house.  I called several companies because I was very unhappy with the company that had all my vehicles and home insured and was starting to shop them.  But the closing on the lake house was very quick, just over two weeks from offer to closing.  Everybody I called refuse to insure 2nd home without the 1st home also.  So for expedience sake I just added it to everything else and then within a month or two changed over to new company.  Trust me when I say I wish I had taken the time to do so before the closing.  Changing with insurance in escrow was a royal pain, especially when I had paid six months or a year premium at closing.  Getting the first company to turn loose was like taking a steak from a pit bull.  I guess they felt entitled since they had been screwing me for years.

I have Alfa for my primary Birmingham home and State Farm for our lake house that we have owned since 2010.
We had a claim with the 4/2011 tornadoes in Bham and Alfa charged a 1 % deductible for a new roof since we had our cars through State Farm. I prefer State Farm , rates are pretty good , and Alfa seems to have gotten less friendly after so many 2011 claims . Just my experience .

When you get a quote be sure to tell them you're in PPFD.  If they say they rate everyone in a zip code the same, move on to a different insurer.  Might try Auto Owners,  I left them when they went up in rates, but they may have come back down by now.  No insurance company loves you, and you should return the favor.

Bobby and Wanda Ryals are 30 year lake residents and own Bobby Ryals State Farm on Hwy 49 in Dadeville. 
They are the nicest and most honest people you will meet. I would at least call for a quote.
