That NBC video had several misstatements and falsehoods as we have become accustomed to see from the media. FEMA does not require flood insurance, FannyMae and FreddieMac and the general mortgage industry require flood insurance. Maps are definitely out dated, primarily because of huge contour interval lines (20 feet on Lake Martin) that lead one to believe a house is in the flood zone when it is not. All lots on our lake start at 490', which is in the flood zone (491' is FEMA 100 yr flood zone). That's why mortgage companies require proof your house is above 491'. This mess has opened up a whole new industry with mortgage companies using commercial flood insurance to rip off mortgagees, instead of using FEMA insurance.

The flood plane was raised several feet by the construction of the coffer dam to the side of Martin that will prevent the water from flowing around the dam as it did in 1979.  It can and will leave its banks at some point in the future now.  Unless globalony warming dries the Tallapoosa completely up or it quits raining forever or sea levels rise hundreds of feet of super storms wipe out life as we know it, or (insert your own overblown hyped up doomsday scenario here).

Drive to the guard shack and see it for yourself.  It was engineered and built specifically to stop overflow from ever happening again.  So bottom line, yes, the maps are out of date.  Many areas of waterfront should now be included in the flood plane including my lot.  I was shocked when I was told I didn't have to have flood insurance when I bought this place.  Happy but shocked.  The numbers are on my side though.  1979 was considered a 100 year flood, some say a 1000 year.  With weather prediction as it is now I doubt the coffer will ever be needed. I'm sure I will be long gone before it is an issue to me. The heirs can fend for themselves.
