Since I posted the APCo filing of the application by Smith's Marina, I feel the link below should be posted due to another filing with FERC.

APCo is withdrawing the application for further review.

My guess is they realized you can't make money without creating a "destination" and you can't have a destination without parking for automobiles also, as boat traffic alone will not provide enough traffic.  There is NO parking at that spot. No more than 2-3 cars can be there without blocking the driveways to the nearby residents or the road itself. IMO there is no way to recoup the investment it would take to make it into any type viable business.  I base this opinion on 55 years of lake living with 20+ of those years within swimming distance of the property in question.

There is not a single structure on that property that is not a liabillity instead of an asset.  I even include the concrete boat ramp that has had no maintenance performed in 30 years or so.  At least not the last time I saw it a couple of years ago.  The tanks in the ground alone would cost well into six figures to remove and replace and I can't imagine they would ever pass EPA standards of today.  My best guess is the developers were trying to buy adjoining or nearby property(s) and those negotiations broke down so they scrapped the project.  Surely they were wise enough to see the folly in trying to resurect the property as is.

The documents attached to the earlier thread about the marina show that the tanks passed a pressure test inspection for ADEM so it isn't a tank problem.  

I wasn't on this part of the lake when Veazeys was open.  How many years was it open as Veazey's Marina?

I am not sure that the pressure test is suffecient for current EPA regulations but there are members here who do that sort of thing.  I don't remember them being changed back in the 90's when most all other tanks in the country were upgraded, but am not saying they weren't.  It could have been done in the winter when I was rarely around and even missed one whole summer in 89 due to working out of town.

I not sure how long it has been there but I know going back to the mid 70's when Dad bought the lot it seemed old even then.  It operated up until around 2000 or so.  Can't remember exactly as it closed at one point for a year or so then opened up for a couple more I think before closing for good.  I bought my place on the east side in 2000 and was only in that area sporadically then, mostly when one of my sisters would show up and break something that I had to go fix.
