Hey all, I thought I might post a link to my latest market report:

2014 Best Year Ever

Last year, on waterfront sales through the MLS, we saw that the lake beat the previous champion of 2005 for home sales, and even beat 2013 in lot sales. I will detail pricing in a later post, but my initial thought is that if prices moved, they didn't move much. As always I welcome your thought provoking comments and questions. They always inspire me to try and present helpful info!

It seems to me that everything sold at deep discount.  Aren't prices still down 25% from the 2007-2008 high point ?

My casual observation is that houses that are properly priced are moving, but there is still a lot of overpriced houses sitting around on the market.

"deep discount" I guess is in the eye of the beholder. I think prices have been level since 2010 so that's five years of stability at this level. It's kind of like oil. This time last year a barrel of oil was double. Is it selling at a discount now? Depends on what you think it's worth. Free market propoents would say it's selling at market value.

I agree that some things are still overpriced. I see homes and lots that are priced right are selling fast. Unlike in 08 even when I thought they were priced right, they took a long time to sell. My gut tells me prices moved up a little this year but my first swipe at the numbers didn't show it. I am going to attempt to sift the price problem with a finer seive and see if that shows me anything. If prices did move up I think it's something modest and hard to quantify, like 3%.

I know a lot of sellers who just wish they could get an OFFER !! ALSO, recently had a couple of REALTORS call & ask if I could help them find some BUYERS !!! strange market to say the least !

That's a lot of good information but I like to see trends. A moving average would be helpful in seeing direction without seasonal ups and downs. I would think 90 or 120 days would be useful. Then display it over a couple of years.
