We have a neighbor who bought a home on a leased lot . They want to buy the lot now so they had it appraised by a realtor . I believe the realtor quoted them about 250 k for the lot value and they said that APCo gave them a price of around 325k to purchase .
they have made a lot of improvements to the lot out of their own pockets . I guess APCo is using those improvement values to determine their evaluation . I can't help but wonder what they expected to happen other than what is . If you lease property and make improvements to it ,the owner of the property is going to be the one to benefit from those improvements in the long run . I am not the sharpest tool in the shed by a long shot but I believe that I would only "buy " something that I would be the sole owner of . If I was going to lease a lot , that lot would remain as it was when I leased it and would put no more than a modest cabin on it that I could walk away from without being hurt too badly . Or maybe just park a motorhome on it that I could drive away in .

Hate to hear about the price they are asking. But it does make me keep smiling. I bought my acre from them in '87 for $6400. They will give all your lease mony back.

They had quoted us a price for the lot. When we went to closing, they deducted all the lease monies paid from the number they had quoted. Don't know if they are still doing this or not but that's what they did 30 years ago.
