Have been seeing a realtor sign in my area (off Coosa 20) so decided to take a look today.  Off Hilltop and down Woodbine, I notice there are what appears to be offwater lots for sale.  They are marked and numbered and appear to marketed as some kind of development.  Anyone know anything about them?  Will this be water access?  Is this the beginning of the develpment of off water properties.  I know some of the big sub-divisions have "water access" lots, but this is the first sign of development over here. Dark Miller is the Realtor

Those type properties can exist with just one lot attached to the water.  But the ones I have seen (one off 50 just south of Red Hill) are semi subdivisions to themselves and then thru that property have the water access.  I am sure we can expect more and more of this.  When Russell was first tearing down cabins in Pitchford Hollow and getting ready for (at that time million dollar row) there were lots drawn up off water that would have boat slip access off one of the lots about half way up on the right as you enter.  When you could drive in and look there were not many of those houses being built but that was several years ago.  Many of the houses near Schrushy old house are off water with access.  

With the price of on water lots and houses there may be more and more of this.

I told my husband yesterday that within 30 years, there will likely be tons of building on off-water lots.  I looked at the internet last night - there are about 17 lots in this little subdivision.  Some people likely will want a house close to the lake, even if they aren't directly on the lake.  These lots seem to sell from $325K - $125K.  Much more reasonable than the $500K-several million for a lot.

There's a small development in Sandy Creek where my house is that will have 2 or 3 waterfront homes and 3 or more off-water houses.  Not sure how the off-water houses will get lake access but I suspect there will be a multi-boat dock put in.  For many people that is the only way to afford a new "lake" house.  Home prices in Sandy Creek are crazy high even with today's interest rates.  Small, older homes on the lake are listing for $700K and up.  Given the dearth of undeveloped lots that would be the only way to get a new home on the lake, buy and tear down for $700K+, build something and you've easily got between $1.5M to $2M invested.  Crazy.....but if you have the money I guess.

I wonder what is really going to happen with that property circumscribed by Coosa 20 and Bywater Road. There hasnt seemed to be much happening lately (at least from what one can see from the road), but being perched on a hill like it is would provide some good views of the lake and a short jaunt to the water, wherever they might construct boat slips.

Hound, how far down Woodbine are the for sale lots?  The Coosa County GIS listing shows some land to be owned by Tribou and the rest is listed as Coosa County Holding.  Alabama Power shows as owner off Hilltop but not off Woodbine.   Pic attached

It's about half way down Woodbine. We were following the Dark Miller real estate signs.  The listings are on his website, with a lot of other information.

Haven't seen them but havent looked. After checking into prices Alabama Ppwer is asking for lots we recited the Serenity Prayer and gave up on the idea of buying the one immediately adjacent to our place.

We are on Hilltop and been there for 60 years.  From what I understand 3 waterfront lots (that are all crap) and 15 interior lots.  No community water access for interior lots.  Lots must be single family homes so no trailers.... Hate to see a development like this but nothing can be done to stop them I guess.  Just hope they don't sell.

If we were smart we woudn't have balked at the price Ala Power was asking two years ago.  I may have to bite the bullet anyway.

Thia is just a continuation of the trend of off water or near water devlopement. It really got a boost during the covid buying flurry. Prices were boosted on water access homes up into the 300s and 400s.
