Anyone out there have any idea what it costs-- on average, of course-- per square foot to build on Lake Martin these days? Thanks.

We were told the costs ranged from $130 to $160/sq foot. Outrageous, isn't it?

Just finished building this past year. Unfortunately, I can provide a long list of local low-life subs. For some reason, the local subs make a sport of screwing people. Painters, framers, finishers, and roofers (anyone that can carry all the tools of his trade in a small pickup) seem to be the worst. Of course, the legitimate subs have all been spoiled into thinking that they are really worth the big bucks paid by the multmill houses around the lake--so they have driven up the price of construction.

I will have about $60-65/ft in my lake house. Granite, tile, hardwood, brick, stainless, vaulted ceilinigs, 4300', so you don't HAVE to bend over.

The price I was quoting was a sub-contracting price. Since we don't live there already, the prices were got were for contracting out everything to a builder. We had chosen a lot a few months ago and estimated our costs based on building costs where we live, however we quickly found that $110 - $135/sq foot was the norm there, and some builders even go to $165.

Depends on you. Want 10 ft ceilings? Want ceramic tile? Want hardwood? Want high end appliances? That would be $125 /ft.

$60-$65 per sq foot? This IS without the cost of the lot, right? I would estimate $130 *and UP* per sq foot (includes lot) for anything built new on the lake, Lake Martin that is.

No, that was the cost quoted to build a house on an existing lot we planned to purchase. If we had chosen a lot in The Preserve, the total cost for the house (based on the original lot-only value of $220,000) went up to about $165/ft for the house. Go figure.

My costs of $60-65/ft were held down lower because I served as general contractor, and did some of the work myself--all tile work, some painting, some trim. The shocker for me was the cost of building on a steep hill. Wouldn't trade the view for anything, but the Septic system costs $5,500 (70 verticle ft lift from tank to field lines), site work (road and basement grading) $7,000, and concrete drive $10,500.

Just talked to a guy still building that admits that bad subs have cost him at least $100,000 more than it should have. If you plan to sub out yourself--plan to be on the job everyday or else prepare to bend over.

Contractors in The Ridge are getting $200-300/sq ft for some homes--exclusive of the lot. Think I'm in the wrong business!
