are nothing usual, maybe even lower than some areas.

Was in South Georgia recently. Visited some friends on Twin Lakes, south of Valdosta, very near the Florida line. Shore line property is currently selling for about $3,000 per running foot. One hundred feet of shoreline will cost you about $300,000. You could put Twin Lakes in any number of our big slues. Moreover, the lake has lots of gators but good bass fishing. (But not for me. Me and fish never seem to meet. Recently went to the fish market, you got it, out of fish.).

They are seeing a lot of folks from south Florida moving north to avoid hurricanes and congestion. And these are folks with a huge bulge on their left hip. How long before (if not already) this trend will affect Martin?

Wondered if others know of prices on other lakes?

I think the prices on LM are still relatively good. North Georgia Lake properrty is $$$$. They have homes going for $2-3 MM for + for lease lots.

What LM needs to to shore up on their zoning and manage residential and commercial growth in a tasteful way. I think that if / when Stillwaters can get its act together and become a real resort destination, prpery values would soar. When Reynolds Plantation got the Ritz to build on the lake it was huge. And trust me Lake Martin has much better location to Atlanta, Montgomery and Birmingham.

Lake Martin is still a bargain. I heard most of the condos at Sunset Point in Stillwaters are timeshares. Is that true?

Good points. Many of us on the Forum have been saying similar things for the last several years. There is another segment around and some on the Forum that believe the prices are outrageous on Lake Martin. I think that is because they are incorrectly comparing water front property with other real estate. They keep sitting back with their false hope and thinking there is going to be some bubble burst. Then they will able to buy a 400 Ft. of water frontage lot with a four Bedroom with three baths cabin for $75,000.00. Before you know it, you will not be able to buy an average car at that price without a tank of gas. The days of a modest cabin on a decent lot for $500,000.00 are already here

I recently had an assessment done on my place and the $1400 a foot rate was utilized for appraisal. I think that price is very consistant and conservative with what I have seen in the market. All the other stuff residence, boat house, etc. is pretty easy to measure.

My parents live in Fairhope, Al on the bay and I have friends at trhe gulf.

Property on the bay is 8000-10000 a foot and condos on the beach are in the 500 to 1mm+ range for 2 and 3 bedrooms.

I think people are going to wear out on the hurrican factor with the risk, over supply(ala rental income) and the cost of insurance, especially when they are really buying an apartment versus real acreage. If there is any risk of a bust is on the gulf coast. Lake proporty will continue to rise, especially if the quality is managed correctly.

We've already heard that the Floridians are at Lake Martin for those same reasons you mentioned about hurricanes, etc. They still have water to be around without the weather.

Well Jim, I once borrowed $350.00 from my parents when I was 22, and it was paid back out of my first three pay checks (three months). That was 36 years ago. I think most of us are thankful to our parents for raising us and giving us a good start in life, Bet a vast majority of us have made it on our own from that point on, and you had best believe we have some proud parents of our success. Might be just as many out there helping their parents as there are reaping financially from their parents. Not sure where you have developed your one sided opinion.

Feb, you are very fortunate that you parents had money to loan you,you have to be commend that you paid it back. I started paying rent at the age of 10. Dad passed at the age of 47, Mom at 51. Most of the people that I have met at the lake and other places have inheriated a lot, not all but most,You ask how I know this?, I have seen it over and over again. I guess I was better off that my parents did not have a pot to `p`iss in or a window to throw it out when they passed, No family fight over money, Makes me fill better to know that me and my wife made our money on our own. How many honestly can say the same? Most will, but most of them might tell a lie ever so often when they move their lips.

EVeryone has a story. Mine is I am an only. Got it ($$$) all and used it to buy at the lake - so I guess you can say I am spoiled. Parents were 40 when they had me. I was the primary caregiver of my last parent, my mother until she died at 88. We both gave:. In different ways. We both reaped the rewards. And I mean I reaped the rewards by us looking after each other. It was my pleasure. Quit my job to do it and had a child in elementary and a child in high school to also take care of at the same time. Tough times but it was the most satifsying and rewarding thing I have ever done.

Wow. Some chip you got there Jim. I know for a fact that my 3 immediate neighbors made it all on there own as my wife and I did. I also have 2 friends in Trillion who lost thier parents before the age of 10 and earned their own wealth. I guess you and I just hang in different circles.
