I was listening to NPR this afternoon about a new internet appraisal tool. It is suppose to provide day to day appraisal of home values. You simply plug in the street address and zip. I played with it some and it is rather spotty particularly for Alabama. When you are able to hit upon an address, it does provide either an appraised value or a tax assessment value. It is neat since it provides about a block or two map of the area for the address area with all the other home values showing. It is named Zillow.com, and I will attempt to provide the link below.

Let me know if anyone is able to locate any addresses around the Lake. I am doubtful.

You might be able to find out family members and friends homes and values.

I found several lake homes in Trillium, but the values shown were about 15-20% of what homes are selling for; homes in Georgia that I'm familiar with showed up at around 30% of what they are bringing.

I checked a number of homes of friends and relatives. Some were appraisals based on recent market activity and some were shown as tax appraisals. Seems the tax appraisals are significantly lower than true market value appraisals. My Virginia home "zillow shown appraisal" is probably pretty close. No way to find my Lake Martin place since it does not have an address so to speak.

Fun to use, but scary as to what people can find out about you if you own property in Tallapoosa County.

My place on the lake has an assessed value of 54% of what my place appraised for several months ago. Hope the assessers don't come back any time soon.

Anyone who wants to see what a good site looks like should try:
http://www.manateepao.com and test the features. It is great. One thing Florida does is give a $25,000 exemption on your homestead. People use this to rat out their neighbors who claim two exemtions and other abuses. Neat maps too. This only does Manatee County, Florida.
