My neighbor told me an agent for the tax assessor's office was down at the lake about 2 weeks ago video taping both our properties and the neighbors as well.

He inquired as to what she was doing and was told she was with the tax assessor’s office and she was making video footage of all lake properties for future tax assessment purposes.

He was also told the state is mandating a minimum 25% increase in all Alabama lakefront property taxes for the forthcoming year.

Now this is all hear-say, however, the source appears to be pretty reliable in this case, as long as my neighbor has the story straight that is.

I think property taxes as a whole are assessed on a county by county basis. Which county are you referring to?

I do not believe it would be legal for the State to raise taxes on a selected type of property (water front). Yes, I think they can raise upon assessed valule, and we all know water front is more valuable. I guess they could also go look at golf course frontage property.

Even if they trippled the taxes it is still so cheap in Alabama. On top of that it is a Federal Tax deduction.

I saw on the national news this past week where MS, GA and AL are catering to Baby Boomer retirees to bring their retirement income to their states. I don't think they are going to do something stupid.

Maverick, you are an accountant. Get the straight scoop and report back. You will love this assignment.

I too thought it was strange she stated the state was mandating the increase as I also thought taxes were at the county level.

Also thought it was strange they were vidoe taping the homes as well, thought they used satellite to look for improvements, etc.

Property taxes are going up.!!!!! Got that straight from the horse's mouth. I was purchasing boat tags last week and ended up talking to Linda Harris, county Tax comissioner, and she indicated that the state was requiring all counties to assess all property by fair market value. She later gave me a print out of my current tax assessment and indicated I would likely see a 25% increase in property taxes next year. Get reardy!

Dang it and hang it. I guess that was to easy for the accounting boy. OK tell me what the property tax will be on $800,000.00 worth of non-farm or timber property in Tallapoosa, Elmore, and Coosa County respectivitly. I will let Jaws grade your paper. For a bonus question worth 5 pts. - Give us the assessment for Lamar County (that includes Sanford).

Remember property tax in Alabama is the second lowest in the Nation. .

If you are willing to sell your property for the assessed value, please post. Everyone complains about reassessment but the property will still not be assessed for true market value.

I am second in line GoneFishing. There is no reason for anyone in Alabama to complain about property tax. If you want to complain, then complain about sales tax.

Now that is high (sales tax), and I do mean real high.

FEB YOU BETTER HOPE THEY DONT ASSESS YOUR PROPERTY AT 800K.

IT WOULD BE AROUND 2K PER YEAR IF YOU ARE PERMANENT FULL TIME RESIDENT. DOUBLE IF NOT FULL TIME.
SORRY IF THAT IS NOT WHAT YOU HOPED FOR.

No Sir, That is great news. It is 1/3 what I pay here in Virginia. I am a happy camper.

We are so lucky to have such low property taxes. Like I said before, the second lowest in the USA. Only beat by Arkansas.

Elmore COunty bought a pontoon a couple of years ago and keep it at Anchor Bay. The assessor's team say that they need to view the property from the water to understand the real value. (Up until then, they had been using front foot of road frontage as a value indicator, now it's front foot of shoreline.) A team of 3-4 people in unform with County ID's go out a couple of days a week in the Spring time. There's no dout that they are not oblivious to the increased value of lakefront property!

I know. The only complaint people in Alabama should have is sales tax. I think it is deliberate so they can tax the poor and the minorities that may not own anything. Sales tax catches everyone.

get out much, do ya...... thats one of the best deals in the country when compared to property in other states. That being said, I still believe taxes are too high everywhere; AL is just less bad than most other states.

Don't get me going on the government and taxes. jlazc is right on with the statement that "taxes are too high everywhere." Income taxes are unfair - period! Real estate taxes make little sense to me either. I pay "school tax" even though I send my kid to a private Christian school so he is not indoctranated by the liberal government schools. Why should I pay for a "service" I don't use? Because the government tells me I have to?

Sales tax makes a little more sense because you are paying for what you consume.

Anyway - if you want a better way for taxes - jump on board - visit www.fairtax.org and join the fight for a better way to tax America.

Agreed. That's like saying, hey - in other states the govt hits us in the head with a hammer 20 times a day. In Alabama it's only 4!! So if they go up to 5 hits a day - yipee!!!

Im supposed to be happy that I am getting hit in the head?? Wake up america.
