Several Forum members that I hold in high regard seem to think I am either incorrect or off base with my response to the Forum on the Dagwood quiestion. If so, I stand corrected. I thnk it is important as honest brokers on the Forum to point out the most accurate and update information we are aware of. That does not mean we should all have the save opinion, in fact several differences of opinion might be of assistance. I and other will learn from a more thorough discusion vs. my rudimentary dismistle of the poster? question.

I still regard my advise (local realtors) and that of Osms to be the best by providing a source for the true experts to guide you though you Lake Martin buying experience. I hope it goes well for you and look to see you as future neighbors and pillars of the community.

Hi, Dagwood. My family leased, and then purchased, an APCO lot in Coosa County some time back... and it was a good experience for all. As of today, all the lots in our area are deeded (see Ochachoy Creek on your map). The cabin next door just went up for sale at $639,000. It's listed by ReMax and is located on Hilltop road. Still pricey by old time lakers standards, but may be of interest to you. Coosa county does not have the schools or other resources available to residents of Alex City or Dadeville... but this may translate to somewhat less inflated prices.. If you are looking to retire, you may want to look at some of 'less developed' areas of the lake.
To be completely objective though, prices here are so upwardly pressured that I would be remiss if I didn't point out that other lakefront property in Alabama is not nearly so expensive. For instance, Lake Guntersville is quite nice, I am told the prices are much lower, and the water level doesn't drop annually. Lake Wedowee (have I got that name right?), further upstream on the Tallapoosa is more recently impounded and may be worth a look.
The future for us is not completely rosey since the watershed that feeds Lake Martin is going to come under increased pressure from Atlanta and we are in danger of being 'loved to death' by developers and ourselves.

What does "more recently impounded" mean?

it means that Lake Harris (Wedowee) was build in the 80s, I believe, and was more recently built and the waters more "recently impounded" than Lake Martin built during the mid 20s.
