.... to the point of despair. Every few days someone will bring up the subject of how much property is worth here now. It is either how much per square foot to build, or how many $$ per foot of waterfront, or how much increase we have had in recent years, etc, etc.

Is this all you guys think about the lake & lake living?. How much money I am going to make when I sell? Can I get a good deal from some out of towner so I flip it and make a retirement fund? And yes even the vultures who swoop down on recent widows, widowers and close kin trying to 'help them out' by buying thier lake property. I have personal experience with this one. A freind recently died and had an udevloped lot next to his moms home on the lake. Before he was even buried the vultures were calling wanting to "help her in her time of need". Of course EVERYONE of them LOWBALLED HER. They think she is dumb. And she is probably worth more than those that were calling to help her out... lol.

Bottom line... there is no rule of thumb that will tell anybody what any lot or home is worth. It is worth whatever anybody will pay on any given day. But unless you are currently buying or selling, why are you even thinking about it. Kick back, relax, enjoy the lake. When it is time to sell, it will be what it will be!!!! NO MORE NO LESS!

ONe poster a while back posted that they were selling out and and half the board went nuts wanting 'first crack' at it. It must have been just board talk, (which I equate to bar talk elevated to nth degree). I figured this out when I sent several private emails about the possibillity of selling my place. Not one of them are really interested, but will offer up advice to you on how to sell and for how much, using magic formulas of course.

BTW-- it is NOT for sale at this time. Had a change of heart with a little better prognosis from the doctor.

OK now I have ranted and pi$$ed off half the board I am sure, FLAME AWAY!

AMEN, Life time laker, I assure you that I am not pi$$ed off about your comments.Most all these folk`s only see green $`S. The ones I can`t stand are the flippers that buy up the lease lots.

LIFE TIME, you are right on target. It seems like every other post recently has been on "me"
and how much my lot or property is worth. As you say Life Time, just enjoy it cause someday when they get the BIG CALL, someone will try an lowball their spouse.You did not pi$$ me off as I figure out the value of my lake property!!!!!!!!!!!!!!!!!

LifeTime Laker did not upset me. That person is entitled to their opinion and not in need of my or anyone else's judgement or flaming. I initiated the post on pleasure per foot based on JIM's mention of $300.00 for a 1/2 foot. Naturally it was said in jest but was far off from reality for water frontage. I had also heard of what I imagined a ridiculous high sum for ft. of water frontage. I do not consider my post deserving of critism. No one has to read my or any other post. They also do not have to follow the thread. If the rest of us enjoy discussing it, then don't judge or flame us. Whether that was the intent or not, I am not sure. Felt a little warm even for a Southern summer.

I do not think many of the people on this Forum who have Lake Martin property whether deeded or leased have any desire to sell or flip. It seems there are far more who do not possess property on Lake Martin and are trying to find a way or reassurance to make the jump. JIM has indicated he will soon be lacing on his track shoes for the pole vault.

I certainly like to keep abreast of values especially since I am adding to the investment in both pleasure and value. One certainly does not want to over improve or invest in their property, but I am not even too concerned about that occurrence. My place is not for sale and will probably not be in my life time. So you see, it is all about "ME".

it's just become a reality. When you can hardly get a lot for under 300k, the investment side is going to be a lot of attention. Getting on the lake now, costs big bucks.
