Things that make you go hmmmm. A few days ago we speculated on the value of Maverick's 700 ft lot on one acre. Here is a 134 foot lot on 3.75 acres, with a 1 bedroom cabin and a 1 bedroom trailer. They are advertising it at $850,000 to someone who wants to build multiple cabins. If they are right, then any good unrestricted lot could be doubled in value by combining it with some nearly worthless offwater acreage behind it.

that must be "insane creek"........when was the last time you saw a, hmmm lets just say 1970's mobile home going for $850,000?

I know things on the lake have been outragously priced and purchased lately but this is ridiculous............well, to me anyway.

I guess Amanda S. likes the formula at the Cascades (which she represents). Build a 1000sq.ft. wood shack with tin roof, and Pella windows, off the ditch (excuse me--cove) a couple hundred yards and WATCH IT NOT SELL!!!

The directions on th MLS website are: From Alex City or Dadeville take Madwin Road to Genie Martin, left on Brittany Lane, go left at top of hill, look for number and signs.

Actually, they probably won't subdivide it, just share the waterfront condo style. I saw a small lot in the Little Kowaliga area this summer where they built 3 or 4 houses, and just share the waterfront. I also saw a listing recently for a half dozen houses with a shared pool and boat dock somewhere on the lake. Maybe this trend is the "poor man's" Bolton Cove.

Even at that you'd be in for ~$250K for a lot. Still seems steep for me on that one. Better deal like that @ $500K then final price would be ~$400

It is good to know that the THOUSANDS of us that live on 'creek front' property are not truly part of the 'lake front' property. Maybe you should call APCO and let them know that you have 'downgraded' us. Just think, no more permits, restrictions or APCO at all cuz we live 'in creeks'. I can hear my property value dropping even as I type this.

I hope this doesn't mean I can't go to the rock any more.

Since this property already has a mobile home, that means it is grandfathered for a mobile home park. How many trailer pads could you cram onto this lot. The cabin could be "the lodge" and you could get a nice above ground pool and be in business. I bet you can get 40-60 trailers in there if you bulldoze all the trees. Now this is an opportunity!!

Your idea of a creek must be a lot bigger than mine. There are certainlly thousands on sloughs that resemble river front property, but I haven't seen many sloughs as long and narrow as the one in the Cascades. And the prices were higher for the creek view than you'd pay for a good old cabin on a nice river view slough.
