Some of us thought their prices were too high last summer (upper 400's to mid 500's). We were wrong, as they easily sold. This year's prices range from 610,000 to 779,000, plus one at 999,000. The 999,000 has only 58' of water. Eight of the ten properties have water frontage of anywhere from 40' to 73'. There is also one property at 29' and one at 96'. The 29' is asking 759,000 while the 96' is 779,000. They are all 3 BR, 2.5 BA, square footage not stated but phase I last year was generally around 1500-1800 sq ft. I'm not predicting what it all means, just reporting it because it is interesting.

Yea. And with 29', it would be hard to build a pier, etc. since all have to be a minimum of 15' from your property line.

wasn't worth it last year--D@mn sure ain't worth it now. They are advertising "2 bdrm cabins at $200K+++". I said it before and someone shot me down, but I have been told by a sub that the developer plans to fill up the hillside with crap. How can APCo approve a dock for 29'??

The developer has been far smarter than me in extracting cash for his lakefront property, but I believe he has lost his mind on the off water property. His ad for the 2BR cabins in the woods for "only" 199,000 explicitly states that they have no water access, they must use the various public launchs.

Maybe the developer should buy up LMRV. With big water western sunset views superior to the Village, he should be able to fetch at least 800,000 per house, ha ha. Those lots are generally 25-34' with an RV or 500 sq ft' mobile home on them and currently sell for low 200's. Big profit potential.

The dock question is what bugs me. If they approve docks for those lots, why shouldn't developers just buy ordinary older houses on 200' of water and carve them up into five 40' lots?

See how fast they sell. I would bet people bought them as investments. New development goes quick, otherwise I don't see that places are going. Does anyone know of a place that was only on the market for a short period of time, and they got what they were asking?

lots of houses, condos (Villas), and cabins listed for sale. It ain't moving very fast. Some guy fussed at me on the forum last summer when I mentioned that The Village was going to be a large project--he had just bought and had been told that only 30-40 homes would be built--maybe he got lied to!! The cabins will probably be like the Cascades--up the hill in the woods--nice, but you can't even see the lake.

Actually, there are three more (in addition to the ten I mentioned) listed as sale pending. They haven't been listed on the website for more than a few weeks. One is 999,000 at the end of the point with 374 feet, one is 870,000 with 142 feet, and one is 780,000 with 64 feet. So the two big lots sold fast, and at least one sucker has been hooked for a small lot.

The homes on the water are nice. They are small cabins but the lay out is good and the quality looks good to very good to me. I have walked thru and considered buying last year when they were in the 500's. The water frontage is not large but you don't have to own the view my friends. If you have enough to get your boat in with a little extra its not too bad. Most folks want the frontage for access and view and you get both in the village. The water is deep over there too.

I must admit I am surprised at the prices of the newer homes but the views are nicer than the 1st section. I looked at the cabins, well done but small and no access to the lake. They are true off the water homes but some have views. The woods are nice where they are and 200 aint bad but I doubt they sell 40 to 50 like they want to build up there. Nobody has been sucessful off the water yet... With that said if I had to live off the water why not be in the woods close to the lake?

"Lake access" usually means there is a small waterfront lot with a boat ramp for use by all owners in the neighborhood. Especially useful for those whose property has no actual water frontage. Sometimes the access lot is big enough for picnicking and if you are really lucky, it might have a small beach area.

because I didn't know there were "neighborhoods" at the lake. Everyone around my area seems to have their own boathouse/launch, or they keep their boats marina'd 'til time to put them in the water, and just keep them tied up to their dock/piers all summer. I gotta get out more!

to go have a look-see this past weekend, but we drove right by the Dam and Overlook on our way to Eclectic to have a late lunch at the Cactus Grill. Great food and really nice people. Watch that step down as you leave the restaurant though - I went tail over teakettle as I exited. Nothing hurt but my pride, and the left-overs of my delicious Italian Salad, which was spread all over the parking lot.

What a glorious weekend at the lake! Breezy and cool, but beautiful sunny days...

boataholic is right. I think last year the Lake MLS instituted "water access" as a condition of waterfront. It used to be a yes or no answer only. It is supposed to mean that you have deeded access to a boat launch or swimming dock. Make sure it is in your deed, though. Verbal or seasonal permission is not the same thing, so be careful. In some neighborhoods a lake access clause means a boat launch, but the lot or home for sale could be several hundred yards from the water. You have to check it out on a case by case basis.

Another thing to watch for in the Lake MLS is which lake they mean when they say waterfront "yes." Several months ago we made another change to require that you specify Lake Martin, as opposed to Murphy Lake, Lake Jordan, or a private lake or pond. So if you see a lot price that looks too low for Lake Martin waterfront, be sure to check the Lake field on the MLS. It might not be Martin. Before we made this change I would often have a buyer call up to ask me about a lot, eg, that was $90k. Further investigation showed it wasn't on Martin. At least now we can specify.
