You are probably right. I either could or would not want to afford them. It is a nice area, but it does have its faults. My disabled knees could not take some of the lots and stairs there.

I am sure I am putting as much into my new place as most of the places there. I have looked and thought about it long and hard before making the jump. The question becomes whether I am making a fatal mistake or not? LOL

I guess I am trying to justify my previous decision.

I don't know, but would I be paying three hundred a month in association fees if I were at the Ridge?

I like the advertising in this article. It starts with:

... Here are 5 Things That Make The Ridge Different:

1. Selling through approved builders
2. The Ridge Marina
3. The Ridge Club
4. Off water activities
5. Marketing and Events

I don't understand how these 5 things are any different than all of the other housing complexes that have ever been built?

All have been sold, most have a marina, most have a club, most have off water activities, and as for marketing and events . . . that just marketing. So whats the difference?

I'm not trying to sound like a smarty pants but this just sound like marketing fluff to me. RL in the end is just rying to sell these units to put big $$$$ in their pockets and move on to the next build.

Just think of all the poor little birds and teary eyed dear that used to call this area home. (this oughta stir things up . . . )

... studies have shown that a development like the Ridge actually will cause a deer population to increase. A couple of reasons are cited. One is a genetic response to the percieved 'danger'. A doe will normally have twins her first year and single births thereafter. When a population feels threatened, however, some of the does will again produce twins. But it could also be caused by the second reason the population is seen to increase and that is an increase in the amount of food available. Nice landscaped yards and roadways provide an abundance of food. Nice green grass and shrubs. A lot of the homeowners will even over plant with winter rye, which the deer love.

I can't cite sources because it has been several years since I read this. I am sure you can Google it though.

That seems awfully cheap to me. I know several subdivisions in Atlanta that are much cheaper homes, but have higher dues. I'm with feb. Once all the lots are sold I bet the dues go up considerably.

It is but you have 300 lots plus the condo's plus the marina so far.The roads and infrastructure are also owned by the association. It has its own sewer system that cost a separate $50/ month.

trust me - the homeowners will feed the deer azeala leaves, flowers, etc - they are stripping my landscaping.

DEER REPELLANT

I have a solution to the deer problem. It has worked for me for 2 years. I take 6 eggs and blend them into a liquid and put them in a plastic container that I will later throw away. I then let the eggs sit for about 2 weeks until they are really stinking. Pour the 6 eggs into a pump sprayer and fill with 2 gallons of water and shake it up. Throw away the plastic container you stored the eggs in. The formula is 3 eggs to a gallon of water. Spray the entire plant with the solution BUT you need to be upwind of the spray. I got close to the spray and smelled it and almost threw up. It is awful! Anyway, you will not notice the smell in a few hours but the deer will detect it for 3 to 4 months and leave the plants alone. Rain will not wash it off. Remember how hard it is to wash egg off a plate? Running water doesn't do it. You have to rub it off. I have used this and it is the only thing I have tried that worked. The commercial repellants you can buy are egg based so why not make your on? I don't spray it on plants that I will eat, like blueberries. In those cases I spray the ground around the plant for about 4 feet from the plant. Try it, it works.

Good points, but I happen to disagree.

1 - No other company has a builder program quite like RL, just ask one of them
2 - What other RL development has a marina inside of it? I am not aware of any.
3. Ridge club - agreed that many developments may have a token clubhouse but no RL one has a pool, workout room, bar and grill, etc
4.off water - OK, I will grant you this one. technically, anyone can walk down a road
5. Marketing - sure, all previous ones have had brochures, etc., but have you honestly seen this level of marketing and promotion in the past?

Thanks for the input, though. By the way, I would love to have you post these comments on my site in the future..............
