If the lake level never came up past 486', who would own the additional property exposed by the lack of water?

Ultimately, the land is owned by Southern Co.(SO). SO is an excellent stock to own. It went from 99% of profits on electric sales with 1% other in 1981 to 5% other last year. Also, ~ 233 quarters without missing a divident payment and a stock price of 1981 ~ $3 to $36 today.

Much of this increase in other is land rentals which have little operating cost and rentals prices that go up, up up. Sometime in the '80's a friend built his house on a APC lot with a $100 per year lease. Smart man, he tried to buy his land and was offered a $16,000 price. That is 160x the annual rent. Standard for farm land for a century before was 15 or 16x the annual rent. He paid anyway.

Motorman.......I think if you re-read the Form 10K for the year 2006 for Southern Company filed in Feb 27,2007 it will show that the "other" part of their operating revenues ( which would probably include real estate leases) was only 1.8% of the total of $14.3 billion.

I would guess that APC would still own to the 490' mark.

Since the lake is about 150' deep at its deepest, I would guess APCo owns (or controls) to the 340' level.

they probably have the mineral rights, so theoretically they go to the center of the earth.

Sorry. I stand corrected. I was quoting from memory. I still think that on a pullback to the $33 area, it will be a buy.

Here is a link to SO and its price chart. It has not seen $33 on a long time. I was tring to get a friend to buy it when it was $33 on a pullback to under $32, which it made.

Motorman.......by the way I meant to say also that I agree with your assessment of SOCO......................I wish it would pull back to $32 for a trading day!!

On the rise in interest rates it has gone down. A buy at some point.
